LOCATION
Tremail is a small hamlet in a quiet location in the very heart of the North Cornish Countryside yet within good access of the A395 and A39. General amenities such as a general store/sub Post Office, County Primary School, Secondary school, Public Houses, and take away restaurants will be found at the town of Camelford approximately 5 miles from the property. The ancient former market town of Launceston lies approximately 13 miles to the east and has a range of shopping, schooling, commercial and recreational facilities. Further extensive facilities and transport links by road, rail and air will be found in the cities of Plymouth and Exeter. Plymouth being 33 miles distant and Exeter being 54 miles away. Popular tourist areas of Port Isaac, Boscastle and Crackington Haven are within easy striking distance along with the coastal resorts of Bude and Widemouth Bay, well known for their excellent surf and sandy beaches. The rugged beauty of Bodmin Moor with its myriad of walking and hiking opportunities is also within walking distance of the property.

THE ACCOMMODATION
The front door opens into the spacious entrance hall which has a built-in double cupboard and French doors out to the front parking area and garden. The living room has a large feature fireplace with inset wood burner and French doors open out to the rear decked seating area and garden beyond. Along the hall is the kitchen/breakfast room which is fitted with a range of wooden fronted floor and wall cabinets and worktops which incorporate a Belfast sink. There is space for a Range cooker and further French doors to the front elevation. There is a new oil fired central heatIng boiler, replaced in early October.

Off the kitchen is the family room which has windows to two sides.

The bedrooms and bathrooms are located to the other end of the entrance hall with bedroom two, which is a good sized double room located to the front of the property. Alongside is the family bathroom which comprises a bath with separate shower cubicle, wash hand basin, w.c. and heated towel rail. Next is bedroom four which is a good sized single bedroom or small double with window to the side and then a separate shower room.

Bedrooms one and three are located to the rear of the property and are also both good sized double rooms. Bedroom one also has French doors out to the decked seating area and a large en-suite shower room with double shower cubicle, w.c., wash hand basin and heated towel rail.

THE EXTERIOR
To the front of the property there is a gravelled parking area offering off road parking for several vehicles and a lawn to one side. The drive extends down one side of the bungalow to a gate which leads into the first paddock. The rear garden is mostly paid to lawn and there is a wide decked seating area to the rear of the property. There is a timber store/shed which has power laid on.
