6 Bedroom Detached House For Sale in Lon Ednyfed Criccieth

3 6 3 1

Bryn Eglwys is a grandiose Detached Victorian Period Residence located in a superb and highly desirable position within the picturesque coastal village of Criccieth, enjoying an excellent southerly aspect with splendid far reaching sea views, including Criccieth castle and the striking Cambrian coastline on the far side of Tremadog Bay.

This commodious three storey home (complete with cellar/workshop) offers stunning accommodation, a perfect blend of desirable period features with the practicalities of modern living.

The fitting reception hall gives you a little glimpse as to what lies within - the majority of rooms are certainly generous in size with the principal reception rooms offering deep wood panelled bay windows, attractive fireplaces (gas) and exposed wooden floors. Both kitchens offer bespoke handmade units with polished granite worktops and all bathrooms are fitted with attractive contemporary suites.

The current owners have recently replaced the entire roof using skilled local craftsmen and Welsh slate, which is guaranteed until 2035. They have also partly converted the second floor into three usable rooms, including new plastering throughout and the installation of new Velux windows giving breath-taking views across the entire bay from the top of the house.

Bryn Eglwys is served by a mains gas central heating system (2 separate boilers) and is complemented by gardens to all sides, ample private parking and a large garage. For an overview of the layout of the accommodation, please consult the floorplan contained within these details.

LOCATION The picturesque seaside town of Criccieth is a noteworthy stop-off situated on the southern coastline of the beautiful Llyn Peninsula, a splendid location offering fine beaches, rugged coastline and beautiful countryside with the backdrop of the Snowdonia mountain range never far from sight. The Llyn Peninsula has without doubt some of the best scenery Wales has to offer, much of the coastline recognised as AONB's (Areas of Outstanding Natural Beauty). With the sea practically on your doorstep, there's much to be enjoyed where seals and dolphins often frequent these parts. Within historic Criccieth there is a good range of amenities, fine pubs and restaurants, a post office and golf course. Porthmadog and Pwllheli, both of which have excellent marina facilities and businesses associated with the boating fraternity can easily be reached by the main A497 and offer a good range of shops, services, schools and other services so that all your daily needs and requirements are well catered for.

Sellers Insight

What attracted you to the property?

We fell in love instantly with Bryn Eglwys’s breathtaking coastal, castle and mountain views. It was also an amazing amount of property for the money – perfect for a large family like ours, and incredibly spacious and welcoming. The house and grounds were lovingly maintained yet still had lots and lots of potential to be changed to suit our needs – in the past it has been many things, including a guest house and individual flats, though now is certainly a very lovely family home. As it was on a no through road we loved the quiet of the location, while still being only a few minutes’ stroll from Criccieth centre and of course that wonderful beach. Criccieth itself is a dream destination, and has always been a stop for us on visits to the area. It was a dream come true to be able to live there at last.

What are your lasting memories of owning the property?

The views! The twin pleasures of looking up to our house from the beach – it’s a very pretty, striking presence on the Criccieth roofscape – and of course looking out at the ever-changing sea and sky from the comfort of the large bedrooms. Waking to see the sun beams shining over the castle onto the crests of waves on the shores of both Criccieth and nearby Black Rock Sands, and later seeing the sun set over the bay leaving the castle illuminated over Criccieth. We have also very much enjoyed all that Criccieth has to offer, including walking down to Dylan’s for amazing seafood, or up to Cadwaladers for the best ice cream in Wales. Another lasting memory is the great neighbours, who have been so welcoming and warm.

What attracted you to this part of North Wales in particular?

As well as the stunning scenery, and being so close to so many lovely Snowdonia attractions (Portmeirion , the Ffestiniog and Welsh Highland Railways and the National Sailing Centre are all only about 10 minutes away, with the amazing climbing at Tremadog even closer) there is the microclimate in Criccieth – it is often warm here when cooler elsewhere. Criccieth is also a very friendly and welcoming town, to visitors and new arrivals alike. It is also on one of the most stunning railway lines, and the house is only about a 5-minute walk from the station.
