The Tower House offers the market the opportunity to purchase a Grade II listed windmill dating from 1715 in the delightful village of Findern. The accommodation is a perfect blend of period architecture with modern facilities. The home boasts 4171 square footage of accommodation including three reception rooms and a pool suite along with a breakfast kitchen and utility room to the ground floor. There are 5 bedrooms within the home along with an en-suite to the master and a large family bathroom. There is also the fabulous tower room at the pinnacle of the windmill offering 360 degree views over the Trent Valley. The home has planning permission granted for further expansion if desired. The home has ancillary accommodation over a 4-bay garage and is nestled on a plot of 1.8 acres of landscaped gardens with the potential to buy further land by separate negotiation. This home is a piece of history and a viewing comes highly recommended.
Accommodation - The reception hall features marble tiled flooring with glazed doors leading off to the pool suite and staircase rising to the first floor. The hallway features traditional servants bells and has storage under the stairs with a well-appointed cloakroom/WC with wash hand basin, chrome ladder towel rail and travertine floor tiles & limestone tiled wall surround.
The main sitting room is a lovely dual aspect room with a focal point being the log burner housed in a stone surrounded fireplace. The room features beamed ceilings, part stone walls and a slate floor and has a secluded stone bar area. A real feature room of the home is the dining room housed at the base of the tower. Being circular in nature, you really get the sense of the former windmill on offer and the room is a lovely size for entertaining. The breakfast kitchen is a light and airy space being L shaped and having French doors and windows overlooking fields to the rear. The kitchen has a full range of bespoke units surmounted by granite worktops with range cooker, integrated microwave, fridge and dishwasher. In addition is a large utility room with quarry tiled flooring and a sink unit with plumbing for appliances, integrated freezer and a pedestrian door through to a double garage. This area has been granted planning permission for development. Please refer to South Derbyshire District Council planning portal - planning reference 9/2012/1050 - for the addition of a larger breakfast kitchen area, day room and utility room and an addition of a sauna to the pool suite. The pool suite is cedar clad and features stone flooring and heated pool with twin sets of French doors leading out to the south facing patio areas. The room is plenty large enough for gym facilities and entertaining and has a WC and separate changing room complete with walk-in shower.
To the first floor, we have the master bedroom with views over the grounds which in turn lead to the en-suite shower room. This is well appointed with twin bowl sink units, WC and walk-in shower. There are two further bedrooms to this floor, one to the rear and a circular tower room to the fore again overlooking the grounds. There is a family bathroom with corner spa bath. There is another light and airy, dual aspect, double room accessed of a rear staircase. The main tower staircase then winds up to another level with exposed brickwork and yet another of the 5 bedrooms within the home, this one with exposed beams and more breathtaking views. We then reach the pinnacle of the tower. The tower room makes a fabulous reception space with 360-degree panoramic views over the Trent Valley. The room itself features exposed brickwork and oak windows along with original oak mill beams and a feature conical roof.
Outside - The home is nestled on a plot of 1.8 acres in total with a driveway sweeping past the newly constructed 4 bay garage block. The garage features 4 independent electric roller shutter doors and there is a store room with a staircase rising to a vaulted room which runs the full length of the block and can easily be used as an office or for ancillary accommodation. The home has formal gardens and provide plenty of ground for equestrian usage if required. The gardens feature an orchard area and twin patios accessed from the pool suite. There is an ornamental pond with waterfall feature and the grounds offer a high degree of privacy and security being on the edge of village at the culmination of Porters Lane. There is the potential to buy further land by separate negotiation.
Vendor Interview - This unique and beautiful family home, which was originally built in 1715 as a working windmill, enjoys a superb elevated location on the edge of the delightful village of Findern. The property, which for many years produced flour for the local community, was converted into a dwelling in 1914 and then greatly enlarged. In more recent years the current owners have thoughtfully and beautifully renovated the entire property. We purchased Tower House in 2007 and Id say that there were a number of things that drew us to it, says Jeff. Its obviously a hugely characterful building and really stunning to look at, but it was also the location that proved to be a big attraction. It sits in this wonderfully peaceful and private setting on the edge of a really lovely village, and if we hop in the car we can be in Derby, Nottingham, Burton or even Loughborough in a matter of minutes. Its a house and location that combined tick a lot of boxes.
The house was in quite a tired state when we purchased it, and the extensions that had been added had been done in a rather haphazard way, so we essentially had to strip the whole house right back and almost start from scratch. It was re-roofed, we put in a new kitchen and new bathrooms, the swimming pool was completely overhauled you name it, we did it. The building is listed so all of the amazing features were restored and enhanced, but the more modern additions were brought right up to date, so theres a really nice balance of old and new. Its now absolutely stunning throughout.
The grounds, which mainly resemble parkland, extend to around 2 acres and the whole property is completely surrounded by farmland, so theres a wonderful sense of peaceful seclusion here, continues Jeff. There are open lawns which are punctuated by around 150 very beautiful mature trees, which over the years have been carefully managed so were never short of fuel for the wood-burning stove. We also have a very attractive pond with a water feature and a big patio area thats nice for entertaining on or simply sitting and relaxing while taking in these gorgeous surroundings.
Favourite room: It would have to be the room that we call the tower room, says Jeff. Its at the top of the old windmill, which now looks more like a lighthouse as it has 16 windows that go right the way around. From there we have a complete 360-degree view of the surrounding area and because were on the highest point in the Trent Valley, on a clear day they are pretty spectacular.
Favourite aspect of the grounds or surrounding area: In my mind the location would be hard to better, says Jeff. Our immediate surroundings are so peaceful and picturesque, and yet we have really good transport links so we enjoy relatively easy access just about anywhere north, south, east or west. Were also less than a mile from the newly opened Mercia Marina, which has an array of really nice shops, bars and restaurants.
Memorable event: When we carried out the renovation on the property we also had a new four-bay garage built, above which there is a very generous studio space, says Jeff. I always intended to use it as my office, but it has the potential to be converted into a really good size annexe.
What theyll miss most/why they are leaving: This has been a wonderful family home for the past 10 years and it has afforded us all a really amazing quality of life, says Jeff. We feel a real sense of achievement having transformed a rather tired house into a really stunning home and we hope its new owners will enjoy it every bit as much as we have.
