Spacious and modern home offering stunning views towards the sea, Hartland Point and countryside. Wonderful open plan living space, 4 double bedrooms (2 en-suite). Studio annexe providing potential income.
This property was built in the 1980's by a local builder and has been completely modernised by the current owners to create a remarkable family home which can adapt to various lifestyles. The property is currently a 4 bedroom family home with studio/annexe/bedroom 4 on the ground floor which could provide an income as a holiday let.
On the ground floor tasteful double oak doors lead to the welcoming and sizeable entrance hall with slate flooring and stairs on your left. Beyond the entrance hall is the laundry room with sizeable storage cupboards to one side and work surface with inset circular sink and drainer and plumbing and space for washing machine and tumble dryer below. This room benefits from a heated slate floor, ideal for drying laundry.
To the right of the entrance hall is an internal door to the studio annexe/bedroom 4 which benefits from bi-fold doors across the entire front enjoying fantastic countryside views. There is an en-suite shower room to the rear also with underfloor heating. This is a good sized room which could provide an income or be the main bedroom.
Moving to the main accommodation, stairs from the entrance hall access the galleried landing and to the right is the wonderful bright open plan living area with windows to three sides. This room enjoys superb countryside views out over Braunton and to the sea.
This is a fabulous family space and great for those who like to entertain. The kitchen area is to the left and comprises a good range of wall and base units in walnut and gloss black, integrated dishwasher and American style fridge freezer which is plumbed in for filtered water and ice. An island unit separates the kitchen from the living/dining zones with solid granite work surfaces throughout, built-in double oven, 5 ring induction hob and extractor over, there are also units to the other side of the island unit and breakfast bar with stylish pendant lights. This whole area has the benefit of underfloor heating and in addition there is a tasteful wall inset gas fire and has room for dining area, living area and snug. Sliding patio doors lead from the snug area to the rear garden.
There is also a door to an airing cupboard and the family bathroom from the galleried landing. The family bathroom has a shower bath (with shower over), WC and attractive base units with his and hers wash basin above.
A door on the left of the galleried landing leads to an inner hall with doors to 2 good sized double bedrooms and master bedroom with en-suite shower room.
Both the family bathroom and en-suite benefit from under floor heating. All bedrooms have views of either the countryside or the garden.
The property is approached along a private road which serves 4 properties. A stone chipped driveway leads off this road to the property and considerable detached double garage which the vendors advise was built in 2008 with thick walls, foundations lighting and electricity, therefore being suitable for conversion to additional accommodation, subject to consents and needs.
There is ample parking and turning to the front of the property and seating areas in front of bedroom 4/studio. Additional parking can be found on the private road also.
Access on both sides of the property lead to the extensive and landscaped rear gardens where you will find raised and private decks and terraces, sloping lawns with specimen trees, attractive shrub and flower beds and to the far right of the property is an additional deck area with charming summer house. The gardens enjoy the wonderful surrounding countryside views as well as over the village, towards the Burrows and beyond with sea views towards Hartland Point in the distance and really gives you the feel that both the coast and country are within easy proximity.
This really is a superb and highly adaptable home, enjoying space, light, extensive living and entertaining areas inside and out. There is the space and scope to adapt existing or create further accommodation subject to the necessary consents providing facilities for dependent relatives or additional income.
