Stoney Cross, Bideford, Devon
BURSTING WITH CHARACTER FEATURES.
This tastefully presented 5 bedroom detached Grade II Listed country house dating back to the mid 17th century occupies a quiet and generous plot of approximately 2.4 acres including a 1.5 acre pasture paddock ideal for equestrian/smallholding use.
Bulworthy Farm is located at the end of a quiet lane in the rural hamlet of Stoney Cross, which is in the ward of Instow and is conveniently situated between the towns of Bideford 4.5 miles away and Barnstaple 7 miles away. The property has been lovingly cared for, creatively combining an abundance of charm and character with facilities for modern living including three contemporary bathrooms and a lovely kitchen.
Many of the rooms have impressive ceiling beams, there are two fabulous inglenook fireplaces, original flagstone flooring and the reception rooms still have the original creameries, bread ovens and many other interesting recesses. On the first floor the smallest bedroom could potentially have been a former priest hole.
The property occupies grounds of approximately 2.4 acres and is approached down a drive shared with one other property and there is plenty of parking space at the front. There are additional parking spaces at the top of the lane just before the stone pillars at the entrance to the drive and a gate gives easier access to the 1.5 acre paddock at the top of the garden.
A wide wooden door opens into a large double aspect hallway with flagstone flooring and beamed ceiling.
A door opens to the kitchen which has an extensive range of modern shaker style units with ample work top space incorporating two separate sink units. There is a large Rangemaster range with extractor hood over and a 5 ring gas hob, both gas and electric ovens and a grill. There are spaces for a large fridge freezer, a washing machine, a dish washer and a door at the end opens to the side of the house.
The fabulous dining room really has the wow factor due to a huge open stone inglenook fireplace with bread oven and inset wood burning stove. A door at the side of the fireplace leads to a rear staircase up to the master bedroom and a shower room.
From the dining room is rear hallway with flagstone flooring and a lovely old wide door leading to the rear garden.
The spacious sitting room has a lovely cosy feel and incorporates another large stone fireplace with wood burning stove, a double creamery and large ceiling beams. Adjacent, is a further reception room with fireplace and double doors out to the rear garden. This room could make a great tv room, play room, study or even a bedroom.
Also on the ground floor is a stylish bathroom with freestanding double ended bath.
Upstairs are 5 bedrooms accessed from a split level landing. The large master bedroom is double aspect and benefits from a walk through wardrobe, as well as access to a contemporary shower room with double size shower.
Bedrooms two and three are generous doubles with views over the rear garden. From the landing is a very low door to bedroom five which is a great childs bedroom and there is also another tasteful shower room. Bedroom four is accessed from a half landing from the main staircase.
At the back of the house is a generous south facing garden with pleasant open but secluded aspect. There is a landscaped area closest to the house with a patio, pebbles, a small pond, some decking and an expanse of lawn gently sloping away from the house. A stone wall separates another area of the garden formerly used to keep chickens and at the top is the gate to the further parking and the lane.
At the top, is a further large lawned area where there is a pergola covered deck with far reaching countryside views. A 5 bar gate opens to the pasture paddock which is approximately 1.5 acres.
At the side of the house is a log store, a shed and a 26' x 15'8 stone built garage with light and power. This includes a 15'8 x 10'1 stable built in at the back.
