Buckland Brewer, Bideford, Devon
Occupying a splendid private location and surrounded by wonderful open countryside is this attractive stone built four bedroom character farmhouse with three superb holiday letting cottages which have been providing an established income from holiday letting for a number of years.
Approached down a private gravel drive from a quiet country lane and with no overlooking neighbours, Great Eckworthy occupies a truly enviable private position surrounded by and with delightful views over magnificent open countryside.
This very attractive and tastefully presented detached character farmhouse stands within its own gardens and grounds of about 10 acres, including some excellent pasture ideal for a smallholding or equestrian use.
The property is believed to date to the 14th century and retains an abundance of period features including exposed beams, inglenook fireplaces, a superb stone floor in the kitchen and wooden latched doors. These are combined with more modern facilities including a luxury family bathroom with under floor heating an attractive bespoke kitchen and a tasteful neutral decor.
The property generates a healthy income from holiday letting the two detached barns and attached two bedroom cottage which also benefits from full residential permission, offering the potential for dual occupancy or longer lets if required.
The current owners have recently converted an empty stone coach house into a superb communal multi-function games/family room with underfloor heating, a breakfast bar and built in storage and there is also a hot tub room with luxury ensuite shower room.
In the garden of the main house is a large wooden summer house with verandah, an ideal place to relax or to observe the stars on a clear night as there is no light pollution in this area.
There is also further potential from a derelict shippen on which planning has lapsed, for 4 stables and a car port.
In addition to this are two banks of solar PV panels, providing a useful additional income and free electricity making this a relatively energy efficient property.
A substantial wooden front door opens to an entrance porch which in turn leads into the spacious kitchen breakfast room fitted with an attractive range of wooden country-style units with polished granite work tops, an under-mounted double bowl ceramic sink, an integrated 4 ring electric hob, eye level electric oven, dishwasher and what every country kitchen needs, a twin oven Aga, keeping the heart of the house warm. There is also a large central island unit with granite breakfast bar top and built in storage under.
A door leads to the rear entrance/utility room which has built in storage, space for a washing machine and tumble dryer, granite work tops, an under-mounted sink and a cupboard housing the oil fired central heating boiler. There is also a cloakroom and a door to the rear garden.
The comfortable sitting room has exposed beams and a large stone inglenook fireplace with wood burning stove inset.
The dining room also has a beamed ceiling, a stone fireplace and French windows opening to the front garden, there is also a double aspect study.
Upstairs the spacious master bedroom has a fireplace and views over the garden, there are three more double aspect bedrooms, a stunning family bathroom with a free standing roll top slipper bath and a double shower also a separate modern shower room. The third bedroom currently has a large walk in wardrobe but this may be able to be altered to an ensuite facility as there is plumbing in situ.
LIME TREE COTTAGE
Lime tree cottage accommodates four people, is attached to the main property and benefits from full residential use. Downstairs provides an entrance hall, a sitting/dining room and a kitchen with matching eye level and base units, an integrated electric oven, four ring electric hob and space for washing machine and fridge. Upstairs are two bedrooms and a shower room.
THE THRESHING BARN
Opposite the main house is an attractive detached barn providing holiday accommodation for up to eight. It has been tastefully and thoughtfully converted with oak and slate flooring and exposed stone and also benefits from a pretty private garden at the back facing away from the main house. Downstairs provides an entrance hall, a lovely dual aspect sitting/dining room with stone fireplace and inset wood burning stove. The kitchen/breakfast room is fitted with a range of attractive wooden units and extensive roll top work surfaces plus integrated electric hob, extractor and oven also space for a washing machine, tumble dryer and fridge freezer. The master bedroom with ensuite shower room is also on the ground floor.
Upstairs are three more bedrooms and a bathroom.
Away from the main house is another detached stone holiday barn with two bedrooms accommodating up to four people. Once again, thoughtfully converted with the living space and kitchen on the first floor and the bedrooms below. The living space has a vaulted ceiling with exposed A frame beams and part exposed stone walls, oak flooring and double doors to a juliet balcony. The kitchen has a good range of modern storage units and an integrated 4 ring electric hob, electric oven, dishwasher and fridge.
Stairs lead down to the two double bedrooms and shower room. Outside is a secluded decked terrace.

The main gravel drive takes you to a wide parking and turning area for numerous vehicles.
At the front of the main house is level patio leading to a large lawn with the summer house, a duck pond and access into one of the paddocks which is about 4 acres. There is also a separate access into another paddock of about 3 acres as well as a large level play area with climbing frame and swings.
At the rear of the house is another extensive lawn with a number of young fruit trees, a large fruit cage and beyond that a smaller 1 acre paddock.
Further, is a large pole barn providing plenty of covered storage and stabling with scope for more stables if required. Within the pole barn is a secure garage with a workshop area and parking for up to 6 cars, power and light connected with mains water adjacent.
