Ladymount is a wonderful Edwardian family house located on the outskirts of Exeter City Centre but with a real countryside feel. It is a relaxing, peaceful home set amongst gorgeous gardens which are incredibly private. The house flows nicely and has spacious and light living accommodation, a lovely family kitchen breakfast room and five generous bedrooms. The property sits in 0.46 acres, part of which could be used as a possible building plot (subject to planning permission).
“We moved to Ladymount in 2013 and have loved our time as custodians of this beautiful Edwardian home.
We enjoy being able to walk into town through the stunning University grounds (which feel like an extension of our garden) and along the river, taking us directly to the Quay. There is a pretty path to the rear of our garden which leads you to a Nature Reserve and then on to a creek and is super for dog walking. In the other direction we can walk and cycle through pretty villages within minutes or jump in the car to visit the local National Trust properties of Killerton and Knightshayes. Despite being so well-located, we appreciate the privacy and rural feel of being tucked away down a little track – no one knows the house is here!
With a large family, having spaces for grown-ups alongside a garden ideal for adventuring children is just perfect! The boys build dens, climb trees and pick wild strawberries whilst we enjoy the Gin & Tonic Terrace with views over the evergreen magnolia tree towards Exwick Hills. We’re frequently delighted by visits from deer and have a regular woodpecker who has made our garden his too! On a summer evening the sound of the sheep carries over the valley - you’d never know you were around a mile away from the city centre.
It will be a wrench to leave Ladymount, but it’s time for new adventures. We wish the new owners happiness and joy in this very special home.”
The arched front door and surround is a wonderful character feature and a talking point with visitors, it opens into the porch which is perfect for coats and shoes and has enough space to store logs for the wood burner. The hallway is an impressive room in its own right, with a lovely staircase and more hanging space. The ‘L’ shape hall runs along the back of the house, to the Kitchen breakfast room.
The sitting room is dual aspect, so it is lovely and light. The large bay window has a really nice, private outlook over the garden too, so the room has a calm, relaxing feel. The wood burner, with Minster stone surround is the main focal point of the room and is perfect for creating a cosy space on those dark winter nights.
The dining room is a great size too, with a large bay window to the front and an original fireplace. It is a wonderful formal dining room but could work equally well as a second sitting room, play room or ground floor bedroom. Along the hallway there is access into a very handy storage room and at the end of the hall is the cloakroom.
The Kitchen breakfast room is fitted with quality units, plenty of worktop space and a useful island. There is lots of additional storage too with a built-in dresser and an alcove cupboard. A large window to the front gives plenty of light and provides a nice outlook from the breakfast table. A door to the side of the kitchen opens into the utility room. The ‘back’ door is accessed from the kitchen and takes you out to the parking area.
The layout on the first floor works really well, with the main bedroom suite on one side of the landing and the further four bedrooms on the other. The main suite is a beautiful, spacious room with a window to the front and large bay window looking over the garden. It has the most wonderful en-suite, complete with dressing area with built in wardrobes, ‘P’ shaped bath with shower, twin basins and WC.
Bedrooms two and three are both to the front of the house and are large double rooms with built in wardrobes. Bedroom two has the added benefit a luxury shower en-suite. Bedrooms four and five are double rooms and are at the back of the house. The main bathroom has been fitted with quality tiles and fittings and has a ‘P’ shape bath with shower over, basin, WC and heated towel rail.
The sunny garden space at Ladymount is wonderful, with winding pathways, lawn, and tucked away spots to sit and relax. Mature planting helps provide a very private setting and there are some beautiful trees and plants, including an amazing Magnolia and a stunning Camelia. Totalling 0.46 acres, there is scope for a potential building plot (subject to planning permission) at the far side of the garden set down at a lower level than the main garden space. A pathway runs adjacent to the back of the garden which leads to a nature reserve and creek, perfect for dog walks from home.
Ladymount is located in the Duryard area of Exeter, an ancient deer park adjacent to the University of Exeter campus and Pennsylvania. The house is a very short walk from the Duryard and Belvidere Valley Park, managed by Devon Wildlife Trust and showcasing stunning rural views. Lunch can be taken in the elegant Grade II listed Reed Hall, less than 5 minutes along a gravel track and nestled in enchanting gardens. A longer stroll takes you to the University outdoor swimming pool, a beautiful, verdant walk past water features, through the sculpture park and past bold University architecture to reveal this hidden gem! Ladymount is extremely well positioned to benefit from all the City of Exeter has to offer, whilst maintaining a real connection to the landscape, flora and fauna of this gorgeous part of South East Devon.
