This lovely country property sits on its own 0.7282 acre plot which incorporates a large garden and a half acre paddock backing onto fields. It overlooks farmland as far as the eye can see yet it is not isolated and you can immediately begin to appreciate its charming kerb appeal the moment you sweep onto the large block paved driveway and frontage. Whether it is the cathedral style dormer windows, the attractive brickwork or the fascinating front door with its wood fronted pitch roof, there is something to delight you wherever you look. Once through the porch and into the welcoming entrance hall, enhanced by the warm coloured wooden staircase and wood panelled doors as well as the terracotta floor tiling, this friendly feel continues throughout the house.
The terracotta tiling flows into the very well proportioned, light and bright country style kitchen/breakfast room that is big enough for a large family table and chairs. The kitchen was designed by ‘Thoroughly Wood’ and has granite work surfaces, a range cooker and a wide selection of beautiful old pine units incorporating a full height larder cupboard, dishwasher, double butler sink and an American style fridge freezer.
There is a door through to the dining room with its cherry wood flooring for more formal occasions and this in turn has double doors to the large sitting room that also has cherry wood flooring, so when these doors are all open there is a lovely free flowing feel that is ideal for entertaining. The sitting room includes an attractive brick surround fireplace and an open fire that is a great focal point. It also has numerous windows providing plenty of natural light including a box bay window with built in seating and bi folding doors to the wood conservatory. This is tiled with underfloor heating and a polycarbonate roof so can be used all year round. The ground floor also includes a cloakroom and a utility room as well as under stairs storage and a large shower room/boot room, but this area could always be used as a study if required.
Off the galleried landing on the first floor there is a family bathroom and five bedrooms including a guest double bedroom with an en-suite shower room and the main with an en-suite double shower and a walk in wardrobe. The attic is accessed from the landing and is partially boarded. It also has two Velux windows so could be converted into a playroom/office subject to the necessary consents.
Outside there are more delights to enjoy. There is a covered and decked outdoor entertainment area with an impressive water feature, an inner lawn area with lavender borders and an ancient sycamore tree – after which the house was named. A very large lawn provides an ideal space for children to kick a ball around and there are plenty of opportunities for anyone who wants to develop the ‘good life’. Walking through the rose covered archway you come across established fruit cages, space for growing vegetables as well as a hay store and small pony stable. As if that was not enough there is a duck/goose house and a large pond for your feathered friends to enjoy a swim, space for chickens and the half acre paddock that would be ideal for a pony, sheep, goats or alpacas. For anyone who is interested in equestrian activities there are also six acres of paddocks available 300 yards away that could be purchased by separate negotiation.
“We bought this house brand new some 23 years ago when we decided to move out of London with our very young family. To us it was perfect. A beautiful new home we could move straight into yet one that was full of character located in a rural setting with lovely countryside views. At the same time we are not isolated as it is on the outskirts of a delightful village and indeed it has proved to be a wonderful environment to bring up our children who have been able to enjoy an idyllic childhood. It has also been a great place for entertaining friends and family as well as being able to enjoy growing our own produce and keeping chickens, ducks and sheep. It will be a great wrench to leave, but as the children have grown up we have decided to start a new chapter in our lives but hope another family will get as much pleasure from our lovely home as we have over the years.
Lyminge is a very friendly village and there are a number of regular activities in the village hall including short mat bowls and judo while the Coach and Horses pub is within walking distance. There is also a convenience store, post office and newsagent, library, pharmacy, Chinese restaurant, Indian take away, hairdresser, doctor's surgery and a vet. The beautiful village of Elham is only about five minutes away with its good pubs, coffee shop and restaurants and it is not far to Folkestone for the Continent or Canterbury with its UNESCO site historic buildings, high street stores, individual shops, theatres, excellent eateries and three universities.
The Lyminge primary school is rated as Outstanding by Ofsted, as is the pre school facility, and there are excellent grammar schools in Canterbury, Dover and Folkestone and first class private schools in Canterbury, Dover and Ashford. If you enjoy a good walk with the dog or want to go for a cycle ride there is an extensive network of footpaths and bridleways around the village and the picturesque Elham Valley, or you can roam through the 440 acres of Lyminge Forest to experience a rich diversity of wildlife either on foot or on horseback. For those who like the sound of leather on willow the nearby Sibton Park cricket club might beckon for a game, while for golfing enthusiasts there is the Etchinghill Golf course and country club on the outskirts of the village and the Roundwood Hall Golf Club along Stone Street.
There is good road and rail access, with the M20 for the Channel Tunnel and London not far away and Canterbury is within easy reach as is the charming Cinque port town of Hythe if you want a day on the beach. Commuters can be whisked to London from Folkestone West station on the high speed rail in under an hour or you can drive to Ashford and be in London in 36 minutes from the International station”.
