7 Bedroom Detached House For Sale in Langstone, Havant

7 7

Individually designed to take full advantage of its wonderful waterside setting, this spacious home has additional accommodation in a garden annexe and a converted boathouse. With its own private foreshore at the end of the garden, there are delightful views over, and direct access onto, the water.

INTRODUCTION Bartholomew House is a spacious family home which makes the most of its stunning waterside location. Its grounds of just over an acre lead down to private access to Langstone Harbour, and the view of the sea towards Hayling Island is what greets you from the master bedroom each morning.

The house has substantial proportions throughout, making it an easy space to live and entertain in. Being recently refurbished and now with over 4,000 sq. ft. of accommodation, spread throughout the main house and two annexe suites in the garden, there is ample space for a growing family, perhaps with multiple generations together, or for hospitality business opportunities.

The village of Langstone is located in a prime Conservation Area to the south of Havant and to the north of Hayling Island. Dating back to the Saxon period, it's located on a peninsula where Langstone and Chichester Harbours meet. It has a large nature reserve designated as a Special Protection Area for wildlife and a lovely coastal path, enjoyed by walkers and cyclists. It's a tranquil and beautiful spot tucked away from suburbia. There are two popular waterside pubs, a sailing club, church and the renowned Langstone Mill. And if you want to be at the beach, it's only a couple of miles to the southern 'Blue Flag' beach on Hayling Island, where there are opportunities for many pass times for all ages, whether that be 'in, on or out' of the water.

You'd think you wouldn't want to leave this haven by the sea, but should you choose to it's incredibly well placed for business and leisure pursuits. The charming town of Chichester is only 15 minutes away with its shops, restaurants and theatre, and the larger urban centre of Portsmouth is a similar distance. The train from Havant reaches London Waterloo in 1hr 20 mins, you can drive to Heathrow in about 1hr and Gatwick in just under an hour. Southampton airport is only 30 mins distant and the ferries at Portsmouth go to both the Isle of Wight and the Continent.

It is so easy to get out and about from this house, but the real joy of course is surely coming home to this peaceful location and the sound of the sea lapping the shores at the bottom of your garden!

STEP INSIDE First Impressions are indeed important, and the entrance hallway at Bartholomew House does not disappoint, offering a welcoming bright space with access into the main reception rooms on either side and a central staircase. The drawing room is to the right, with a fine fireplace and large bay window with views down to the water. The sun lounge/conservatory leads off this room, bringing a good amount of light into the house, and creating a great place to relax with morning coffee or afternoon tea. It overlooks a charming enclosed garden area ideal for seclusion or entertaining.

To the other side of the entrance hall is the dining room, so for very large parties the connecting doors can be left open to allow guests to mingle from drawing room to hallway with their drinks and canapés before going in to dine. The kitchen is bright and a cook's delight with all the latest appliances and requirements set within a perfect design. There is a charming dining area with a very pleasant outlook over the garden.

Bedroom Five is located on the ground floor, with a roll-top bath strategically placed in the bedroom itselft, an en-suite bathroom, and its own private access to the garden. Many a guest would be delighted to be spend their visit in such a pleasant room. A cloakroom is located in a rear hallway between the conservatory and the kitchen.

Upstairs, the same feeling of space is replicated, with the master bedroom being a prime example. Measuring 6.78m x 4.02m with wall-to-wall fitted wardrobes and wonderful views over the harbour, this is bedroom which may be difficult to leave on a winter morning! It also has a large en-suite bathroom, with both shower cubicle and bath, fitted with quality furnishings throughout.

There are a further three bedrooms on the first floor, all with spacious en-suite facilities.

STEP OUTSIDE The house is approached over a long driveway to double electric wrought-iron gates leading onto a large graveled frontage, providing ample space for parking numerous vehicles, whether they be cars, boats, caravans etc. The garage adjoins the house and has a very useful storeroom (c.3.07m max x 2.30m).

There is clever landscaping throughout the garden. The large lawn leads down towards the beach past a beautiful pond with a footbridge to one side and a large greenhouse to the other. Close to the water's edge is a large gravelled and pleasantly planted terrace area with a permanent pergola and a covered barbeque area. It's a wonderful space for summer outdoor entertaining.

The delightful boathouse, which sits down by the water's edge, has been restored as a guest annexe, complete with en-suite. A roll-top bath has a strategic setting from which to enjoy views to the crowning glory of this property – its private access to approximately 140ft of sea frontage on Langstone Harbour!

At high tide the water laps the edge of the property. From here you can relax on the terrace and watch the races of the nearby sailing club, or just enjoy the lapping of the water on a summer's day.
