Fine & Country are delighted to offer for sale this recently renovated and extended home, located on a plot in the region of a third of an acre, in the sought after village of Letty Green and on the outskirts of Hertford. This property was originally built in the 1950s, but if you visited it today you would think this was a completely new construction such is the quality, immaculate condition, modern feel and architecture. This is an area of growing reputation, just drive down Chapel Lane and there is a sense of growing exclusivity.
You approach the property by gravelled driveway and there is generous frontage that is also laid to lawn with hedge borders, with ample parking for multiple vehicles. The property itself has a nice central position on the generous plot and you have access from both sides to the rear of the property. On entering the property, you will immediately see the extremely high standard that this property has been completed to, you will also get the sense of space and light. On entering, such is the clever re-design of the extension and renovation in late 2018, from the entrance you can see directly through the glass double doors through to the main reception room and then through the triple sliding doors and straight to the rear garden, there has been a truly exceptional thought process in this design.
The ground floor comprises of a snug/family room to the front and also a study, this is again a thoughtful consideration of the design as these are either side of the entrance hall and have the potential to create a ground floor bedroom and bathroom, with plumbing already in place in the study for conversion if ever desired. To the rear of the property you have the show piece and heart of this stunning home, with the open plan kitchen dining and living room that has the wide triple sliding doors completely opening the rear to the garden. This room is exactly the way the modern family like to live and socialise. Completing the ground floor is the utility room and always useful cloakroom. The first floor is also impressive, with 4 generous double bedrooms, a dressing room to the master and both the master and guest room are completed with with luxury re-fitted en-suite facilities. A re-fitted family bathroom completes the first floor accommodation.
We must highlight just some of the quality features and finishing of this unique home. The ground floor features under floor heating with individual room controls, with engineered wood flooring with an industrial finish, creating a look of high quality but also giving long life and ease of maintenance. The kitchen has Quartz work surfaces and includes a breakfast island, a full range of integrated, high quality, appliances such as 'NEFF' and the utility room hides away the more noisy appliances as well as housing an additional integrated freezer. The utility room features porcelain flooring and has a larder cupboard as well as a walk in larder. Spotlighting is a feature throughout the home and modern glass balustrades lead you from ground to first floor levels and across the generous landing. Mains gas has been connected and gives the benefit of a 4 ring gas hob in the kitchen and thermostatic radiators on the first floor. The bathrooms are all matching on the first floor and have features such as rain head showers. We could go on but you can clearly see that no expense has been sparred by the current owners in the extension and renovation of this home.
Finishing outside, the rear gardens are mature and mainly laid to lawn with well-established planting and mature trees. Do go and hunt out the tree house hidden in the willow tree! There is an excellent degree of privacy and the 6 acre garden and orchard from a neighbouring rear property, that does not overlook, gives security of that privacy going forward. There is a large patio area off the property the rear cladding of the property must be highlighted that yet again gives this property its unique, high quality and modern look.

LOCATION Letty Green is an idyllic village located just 4 miles and approximately an 8 minute drive from the riverside town of Hertford, the county town of Hertfordshire, located off the A10. In both Letty Green and Hertford you really do have the best of both worlds, surrounded by the beautiful Hertfordshire countryside, but well connected to London. If you are a commuter or just like to have regular day trips to London you are just 20 miles away by car and with very easy access by Hertford East station to Liverpool street (approx. 49 mins) or Hertford North Finsbury Park/Kings Cross (approx. 35 mins).
Unlike many towns, Hertford has a bustling high street and very much has a social 'café' culture. There are over 200 shops in the town centre, a mixture of high street chain stores, specialist shops, restaurants, hairdressers, banks and other retail services. One of the attributes that distinguishes Hertford from its' larger neighbours is the number of independent traders and specialist shops in the town. The number of eateries is in excess of 40, ranging from Thai, through Indian, Japanese and Italian, to fish & chips and Kebabs. As befitting a market town, every Saturday there is a charter market in the town centre and also a farmers' market every second Saturday of the month.
With regards to education, this is one of the biggest draws to the area. To name a few you have Simon Balle primary school through to sixth form, the prestigious Richard Hale secondary and sixth form college, Sele secondary School and then located within a few miles of Hertford and Ware you have private schools including Haileybury, St Edmunds College, Heathmount and Duncombe school.
