Located in one of the most desirable areas of Oadby; this handsome and spacious five-bedroom house is a gloriously grand family home that ticks all the boxes.

Enviably situated on the edge-of-town & being adjacent to the countryside this stunning home on Cranborne Gardens boasts an elegant red-brick Georgian-style exterior.

Fabulous properties like this are in great demand in Oadby – one of Leicester’s most highly-rated suburbs. Family life gets star billing with shops, pubs and a myriad of leisure options right on the doorstep while it’s a top-class choice for education too; being within the catchment areas of some of the most highly regarded Independent & State schools in the City.

Offering the best of both worlds, there is an excellent public transport network into the city centre and for those looking to relax in the open air; it’s within a short drive of the lush Leicestershire countryside. There is a pleasing mix of historic and new residential homes in the town, which sprang up in the late 19th century as a fashionable suburb for Leicester businessmen.

Private and peaceful, This beautiful home is tucked away at the end of a leafy cul-de-sac of similar large, detached homes, on the outskirts of the town but within a mile of the shops, restaurants, pubs, post office, dentists, opticians, medical centres, private hospitals and care-homes.

The 2,827 sq ft house is light, bright and welcoming, offering copious space for enjoying family life but allowing everyone to have their own space among its generously sized reception rooms and bedrooms.

There’s a double garage with an enclosed additional brick storage space & further storage space to its rear plus private parking space for a further four cars and a walled court-yard garden at the front of the premises with a large enclosed rear garden laid mainly to lawn – perfect for energetic children to run and play - plus a wide delightful wrap-round raised terrace for relaxing and entertaining.

We are sure we have whetted your appetite for this wonderful house, so please do let us show you round . . .

Filled with light

Thanks to its abundance of windows, this house is flooded with light throughout and is enhanced by the predominantly white décor – offering a desirable blank canvas for the new owners. It occupies a slightly elevated location at the rear with a view of woodland at the beginning of Shady Lane and protected woodland to the right.

The double garage is located at the front of the house to its left side and is fitted with an electrically operated double door. The incorporated useful storage area has a separate door. The front garden is laid to lawn and a paved path leads to a door to the walled court-yard garden as well as the front door

Entry to the house is via a sunny enclosed porch and through another internal glass door into the elegant hallway, where a there is a generous space with solid wood flooring that offers an attractive introduction to the many delights of the house. There is an under stairs cupboard - a great place for storing shoes and coats - and a carpeted staircase leads to the first floor. There’s also a downstairs cloakroom with WC.

The open-plan kitchen/breakfast/family room is light and spacious with ceramic tile flooring underfoot and 26x20ft of space catering to all the features of family life – relaxing, cooking and mealtimes will be a pleasure. A superb bay window with a cushioned seat is the focal point with a set of French doors opening into the Victorian-style glass conservatory where you can relax and enjoy the picturesque view.

The kitchen is configured in a user-friendly ‘U’ shape and features an American style plumbed in fridge/freezer and a comprehensive range of floor and wall-mounted cream ridged shaker style units with solid Beech worktops, divided from the remainder of the family area by fitted units used as a breakfast bar which faces the garden & include the integral dishwasher, stainless steel kitchen sink, gas cream & black range cooker with seven rings, grill & double oven, along with an overhead steel extractor fan. The whole area has dichroic spotlights which cast plenty of light for the creative cook and there are further feature spotlights above the wall units.

Laundry is taken care of in the separate generously sized utility room to the rear of the kitchen which is complete with a hard wired American top loader washing machine, hardwired American front loading tumble dryer, Belfast sink, integrated fridge, integrated freezer and a stable door opening into the garden.

The living room has wood flooring and a carpet insert and is, again, a great size – 23x15ft – and flooded with light courtesy of two pairs of French doors leading onto the garden terrace & wooden shutters to make it the perfect cinema room and a real fire to add ambience. A study room is accessed from this room which faces the front of the house.

To the front of the house is the dining room, which is an extremely generous 20x14ft, with an A Bell & Company of Northampton marble fire surround and is a dream for those who like to formally entertain with an elegant trio of windows and plenty of room for a dining table seating up to at least 12 people. It’s the perfect place for dinner parties and large family gatherings.

Sleepy heads

The five lovely bedrooms, four of which are doubles, lead off the spacious landing and offer space and privacy for all members of the family, young and more mature.

The master suite is a peaceful haven for parents at the rear of the house, flooded with light via a trio of windows and with an en-suite bathroom and a separate walk in wardrobe.

Bedrooms two & three are equally light and lovely thanks to a duo of windows in each and face the front of the house. Bedroom four sits above the walled court yard and bedroom five faces the rear. Bedroom two has two built in units, bedroom three has a built-in storage cupboard, Bedroom four has free-standing units

In addition to the master en-suite there are two bathrooms the family bathroom has an integrated shower enclosure and the other has a shower curtain. It would be a simple matter, if desired, to reconfigure this with the addition of a shower enclosure. or by turning it into a complete wet room.

The large Attic space over the 2,827 sq ft has lighting, metal loft ladders, is part boarded for additional storage with extra insulation added two years ago and there is scope for conversion.

The great outdoors

Quite appropriately, this house has much to offer in the gardens surrounding it. A white door in the red-brick wall next to the garage leads through to a superb south facing sun-trap court yard which is a super place for smaller more intimate dinning or a smaller café table and matching chairs for enjoying morning coffee while browsing the papers.

The paved terrace continues, via a couple of steps down, along the side of the house to the rear where it is elevated and enclosed by low brick walls planted with flowers and shrubs. There’s a large expanse of lawn, giving plenty of scope for the installation of play equipment for the children or perhaps cultivation of a vegetable patch. The entire garden is enclosed and private.

Another nice place to visit is the beautiful Brocks Hill Country Park with miles of paved paths and informal tracks among the woods and meadows making it a wonderful place for children to let off steam or for walking the dog as well as the Arboretum on Shady Lane which has lovely walks to Evington and the Leicestershire Golf Club

Road connectivity is excellent with the main A6 dual carriageway passing through Oadby, and it’s three miles to Leicester and South Wigston train stations and a short car ride to Market Harborough train station for London Commuters.
