Billington is a civil parish in Bedfordshire approximately 3 miles south of Leighton Buzzard, within this village are the hamlets of Little Billington and Great Billington. At the centre of Great Billington is Billington Hill, on top of which is the small parish church. An extensive range of shopping, recreation, schooling and leisure facilities are available at the nearby towns of Leighton Buzzard (3 miles), Dunstable (6 miles) and Aylesbury (11 miles). Milton Keynes is only a short drive away (15 miles) with its Intu shopping centre and a large selection of high street brand stores. Leighton Buzzard railway station is approximately 3.2 miles with a direct link to London Euston (Fast train to Euston Station 30 minutes). M1 Junction 11A is approximately 7.3 miles and Luton airport is just under 16 miles away.

The grounds of the farmhouse are approached via an electronic controlled timber gate which opens to a vast parking area with space for numerous cars. To the front of the farmhouse, stone steps bordered by rose and shrub gardens lead up to the entrance door. From here, a lawned footpath winds its way around to the landscaped garden which comprises a block paved patio and seating area and edged circular flower and shrub beds bordered by white stone chippings. The lawned gardens include a wrought iron framed arbour with seating, a pond with a rockery and water feature, mature trees and hedging. Also within the garden, there is a feature shepherd’s style hut mounted on wrought iron wheels which has the potential for storage or possibly a children’s playhouse. Further lawned gardens border the barn and are bounded by post and rail fencing. From the gardens, a timber five bar gate leads to the paddock land.
The grounds in total measure approximately 8.83 acres, approximately 7.64 acres of which is paddock land bounded by mature hedging and fencing.
