"I've always adored Georgian houses, especially old piles like this, but generally, if you want one that hasn't been interfered with and retains all of its gorgeous original features, you have to look hard," says Katy. "When we bought Howell Hall, it retained every bit of its original character and charm, but as we peeled back the layers in an effort to breathe new life into the old place, we soon realised that we had quite a project on our hands. The renovation process has definitely been a labour of love, but what we have here now is an exceptionally elegant family home."

"Every inch of the house has been beautifully restored and updated where necessary. Elements behind the scenes such as the electrics have been overhauled, and all the work has been done in an extremely sympathetic manner. I wanted to make the house conducive to modern living, but in a way that doesn't detract from the history of this lovely old building, so alongside the uber modern bathrooms and kitchen, I've restored and enhanced features such as the big old shutters, ornate cornicing and deep skirting boards. I've also used heritage colours and bold wallpapers by the likes of Thibaut, an American design company of the 1800's who created period patterns in quite a modern way, so all in all I'd say I've struck the perfect balance between old and new."

"There are open lawns, an array of mature trees and shrubs and topiary hedging. We also have numerous pretty seating areas, so we can follow the sun all day long and just soak in these delightful surroundings. "We enjoy tremendous views, utter peace and privacy, and yet at the same time we have a thriving market town within striking distance."

Memorable event: "Within the grounds we have a brick-built barn that we've transformed into a fantastic entertaining space. We have a dining table in there, sofas and I've put up a huge chandelier and fairy lights so it looks gorgeous at night. It means that no matter what the weather, we can always do lots of outside entertaining."

What they'll miss most: "I feel extremely proud to have been able to breathe new life into this wonderfully grand old house, "It's now the elegant home it was always meant to be, but we've made sure it's also extremely comfortable for modern life. I love everything about it and I've no doubt its new owners will be extremely happy here."
