Llanvaches is a popular village with an active community life centred on the church hall. There's a children's play park, football pitch and a choice of country pubs within a short drive. The nearest shop/Post Office is in the nearby village of Caerwent, around two miles away. Llanvaches is nestled beneath Wentwood Forest, an area of ancient woodland which can be explored on foot, bicycle or horseback. The village lies just north of the A48 road, giving easy access to the facilities in Caldicot (approximately 6 miles), to the market town of Chepstow (approximately 8 miles), renowned for its ancient castle in its commanding position above the beautiful River Wye, and to the city of Newport, some 9 miles distant. There are also excellent road links to the M4, for commuting to Bristol or Cardiff.
Outside - OUTSIDE
The property is in a quiet cul-de-sac on the very edge of the village. It is approached over its own driveway, where there is ample offroad parking. It stands in a generous plot, with large, level, wrap-around gardens. One of the big benefits of the location is that we are not overlooked by other houses. There's a children's playing field to the back and to the right you look over fields with sheep in them to the rolling hills beyond. From the front and back, there are also views of Wentwood Forest.
The wonderful, well-tended gardens feature expanses of lawn, established borders, shrubs and trees. A patio area with a pergola provides a lovely place for barbeques and outdoor entertaining and the patio extends in front of a detached, brick-built summer house with two sets of doors. Built by a previous owner as a writer's retreat, the summer house is now used for a hot tub.
