How long have you owned the property? – I moved into Clive Court in September 2017. My wife had passed away earlier that year and I was rattling around in a large house in the Buckinghamshire countryside. Moving to central London was part of my strategy to reconstruct my life around the hole left by my wife’s death.
What attracted you to this specific house and location? - I have known the Marylebone, Regents Park and St John’s Wood area from student days many years ago. More recently my late wife had two heart operations at the nearby Wellington Hospital, so when I started looking for an apartment it seemed quite natural to start looking in St John’s Wood and Maida Vale. Clive Court is an imposing, attractive and historic “mansion block” dating back to 1923, one of several similarly historic buildings in the area.
What made you choose this property over the others that were available? – This apartment is simply the best of a large number of properties which I viewed during my search. It is on the 7th floor of the building, with no-one above or to one side. Overlooking the back of the building and down on to Lanark road, it is a quiet and private place with both a balcony and a terrace, each with magnificent views to the west over the Maida Vale rooftops and both perfect as outside space during the recent pandemic lockdowns.
As soon as I crossed the threshold into the hallway I was bathed in brilliant natural light coming from the windows, 2 sets of French doors and a total of 4 large skylights. There is an abundance of built-in wardrobe and storage space. Being on the 7th floor the apartment is warm in the winter and cool in the summer, with natural airflow coming from the open French doors. The nearby and convenient Clifton Gardens and Formosa Streets offer the feel of a village in the middle of the city, and the local shops provide all of the necessities which residents require.
How convenient is it for commuting from here? - Commuting is very convenient from Clive Court. Warwick Avenue (5 minutes walk) and St John’s Wood stations (10 minutes walk) provide access to the Bakerloo and Jubilee lines respectively, while nearby Clifton Gardens is a major bus route for the 6, 46, 187 and 414 services which are very frequent throughout the day.
Who do you think would be the ideal next owner? - I think the next owner may be from one of the following categories: a) a young, person who works in the city but who enjoys privacy and comfort once away from the office; b) a couple who may be looking to start a family in a safe and secure environment with the beautiful Regents Park close by; or c) an older person (like myself) looking for comfort, privacy and security in the middle of the city.
What changes have you made to the house since you’ve owned it? I have tried to keep the apartment clean and well maintained since I have owned it. Although I have made no major structural or decorative changes, probably the most important change on my watch was my participation in an “enfranchisement project” whereby a group of owners were able to buy the Clive Court Freehold when it became available in 2018. For a sum proportionate to the area of their respective apartments, each participating owner received a share of the Freehold together with an extension on their leases to 999 years. My apartment now has a lease extending to the year 3018, providing long-term security for future generations of owners.
What’s your favourite room and why? – The living room, which is always bright and airy, spacious and comfortable, warm in the winter and cool in the summer, with lots of wall space to display my art and with French doors which open on to the balcony, the perfect place for an outside breakfast, cup of coffee or a glass of champagne to watch the sun go down!!.
Memorable/remarkable event? – In late September 2019 I reached my 70th birthday. I hosted a “big 7-Oh” party for around 80 people at the nearby Marriott Hotel. Before the party started I had drinks for some guests at the apartment beforehand and enjoyed champagne and the views before setting off to the Marriott. An excellent evening was had by all!!
What do you love about the house just now, and what will you miss most? – Apart from the wonderful natural light, the splendid comfort and space of my beautiful apartment (as I have mentioned above), what I will miss most is the close proximity of Clive Court to some of London’s best parts and attractions. I have been very lucky in choosing to live just a few minutes’ walk from the eclectic Little Venice and the Regent’s Canal, the stunning Regents Park and nearby Primrose Hill, the new and upcoming Paddington Basin and the famous Portobello Road market in Notting Hill. Fantastic !!
Why have you decided to move on? – As I mentioned above, my move to Maida Vale was part of my strategy to reconstruct my life around the hole left by the passing of my late wife. I wanted to be close to everything central London had to offer – restaurants, cinemas, theaters, galleries, shops, new friends etc. Clive Court is perfect in this regard. And I have met a new partner with whom I shared the entire Covid lockdown period – without a single cross word !!. We have now decided to move in together and are looking for a new house somewhere in the country, and hence the sale of my apartment. I will miss it very much.
Have you a favourite local shop, and what makes it special?-Try Raoul’s Restaurant on Clifton Gardens (they also have a great Deli on the other side of the road) which has sadly been closed for Lockdown, but which in normal times is open very early until very late with an excellent continental menu and friendly, welcoming service. It’s a great place for breakfast. Also try Clifton Greens, a terrific traditional greengrocer selling fruit and vegetables from all over the world - again with friendly service and a welcoming smile. And try Clifton Nurseries, a hidden-away garden centre just past Warwick Avenue tube station. It’s an oasis of green within the city and they have a pretty good cafe for lunch as well.
And finally – since Maida Vale is in the city of Westminster, it enjoys the lowest Council Tax in London (must be all those MP’s....) and street parking is easy and inexpensive. With my Westminster parking permit and my low-emissions vehicle, I can park it for a full year for zero cost!!
