How long have you owned the property?

We’ve owned the property for just over 3 years, but have lived in it for 2.5 years.

What are the neighbours like?

The best! We have the loveliest neighbours upstairs (who bring us crumpets and have keys to our place!). There are a group of neighbours from the few houses in this row who sometimes go and have picnics together in the park. The whole neighbourhood has a very ‘village’ like feel, which makes it really special, particularly in London!



What attracted you to this specific house and location?

We waited for 2 years to find this place; searching very specifically for a good sized garden flat within the parameter of Regent’s Park Road. We were in Maida Vale previously, but used to visit Primrose Hill every weekend with our dog. For us, the area has the perfect balance of community and creativity - which is a rarity in London. We must have viewed at least 50 properties in this postcode over the two year period. When we saw this, we made an offer straight away. It was in a terrible condition, but we could see past that given the size of the property, the South-facing garden and the proximity to the park. It was ‘the one’.

What would you like to tell parents about the benefits of raising children here?

Primrose Hill is within close proximity to some of the best schools in London, and also has a wonderful sense of community. We have neighbours a few doors down whose children play out on the street on the weekends, which is very uncommon nowadays! We also have friends in the mews who have been there for over 20 years and have 3 children. They said that it has been the perfect spot to raise their family; it was when they were babies and still is now that they are teenagers.

The playground in Primrose Hill is great, and there are also some brilliant playgrounds in Regent’s Park, as well as the zoo. The community centre and library also host a variety of baby and toddler classes; which can be followed by a babyccino at one of the many child friendly local cafes.

What made you choose this property over the others that were available?

We really wanted a garden flat: Some outdoor space for our animals and a private entrance were top priority. Most lower ground properties we viewed were small or dark and, despite the condition it was in, we could see instantly that the ceiling height here was better than any others we’d seen. The fact that it’s a stone’s throw from the park also made it a no-brainer!


How convenient is it for commuting from here?

It’s super convenient! You have Camden Town Northern line less than 15 minutes away by foot, Camden Overground within 20 minutes and the Jubilee Line in St Johns Wood just 9 minutes by bike. There are bus routes towards Baker Street and Angel from across the road; and you can walk to Marylebone in half an hour. If you are travelling further afield, Euston, Kings Cross/St Pancras (for the Eurostar) and Paddington (for Heathrow Express) are all around 10-15 minutes away in a taxi.


What can you tell us about the history of the property and how it has been adapted by previous owners?

The property was owned for many, many years by a lovely couple. The gentleman was a well known journalist in London and we had the pleasure of meeting them before the sale. Sadly, they had to sell to move to a care home.

The neighbours in the upper flats have owned their properties for over 20 years. There is a very low turnover in the area, which I think is a testament to the neighbourhood.


Who do you think would be the ideal next owner?

The ideal future owner will have an appreciation for design, as well as for the area. The flat would be equally perfect for those seeking a space to entertain and those looking for a quiet refuge from busy London life alike.

It would certainly suit someone with a 4 legged companion, given the garden and proximity to the parks!

What changes have you made to the house since you've owned it?

Where do we begin? We changed the entire property inside and out, from removing the entry stairs and replacing them to excavating the whole garden. It was a huge job and took around 9 months to complete.

The floorplan was completely different, with the entrance being where the bay window now is. We extended the now master bedroom, and created the en-suite from combining 3 small awkward spaces into one. We had to add several structural steels in order to create the en-suite and the large open plan living area.

We added heavy soundproofing to the ceiling, so that we never hear our upstairs neighbours. You honestly wouldn’t know that there is anyone up there! Cement blocks were also added as a means of soundproofing when creating the London Brick feature wall in the kitchen, which means that anyone in the guest room is not woken when I make my 6am oat latte!

We laid underfloor heating in every room and Havwoods flooring throughout, which gives it the seamless feel, and decorated with Farrow and Ball. We installed Sonos in 4 different zones and used Vola taps and heated hand rails in the bathrooms, to give the quality finish. We used Bert and May tiles in the master shower and a Kast concrete basin - which may be one of my favourite design features.

To the back of the property, the garden started about 2m above floor height, which blocked any light from coming in. We excavated it all, to allow for the smooth patio and grass set up we have now. And adding the crittal doors to both the living area and the master bedroom made a remarkable difference.


What's your favourite room and why?

That’s a tricky question! I think it would be the living area and kitchen, as you have 3 different spots to hang out or work. The dining area is a particular favourite, as when the light floods in through the crittal doors it casts the most beautiful shadow on the walls. We love the feeling of being both inside and out. It’s very private too, which makes the space all the more tranquil.

That being said, I love the master suite. Lying in bed on a Sunday morning with a coffee, looking up at the sky with the door open and fresh air flowing in is bliss!


What changes are you most proud of and why?

I think I’d have to say the façade. When we bought the flat, the building was one of the worst kept on the street. The tree was overgrown and breaking over the pavement, and the paintwork hadn’t been touched for years (if not decades!). There were some pretty unattractive tiles leading down to a front entrance clad in security bars. The curb appeal was non existent. We changed the layout entirely, laid some beautiful new Yorkstone stairs with spotlights and redecorated the whole façade in Farrow & Ball Dayroom Yellow. We also saved the tree, which we’d been told was a danger. We managed to find a tree surgeon to salvage it - preserving one of the eldest residents of Regent’s Park Road!



Memorable/remarkable event?

The day the flat was finished and we finally moved in. We enjoyed a bottle of Laurent-Perrier Rosé that evening, surrounded by a fair few cardboard boxes.


What do you love about the house the most now?

I find it to be so peaceful. We can enjoy the bustle of Camden or Primrose Hill Village, then step inside our little haven and it’s so quiet. You wouldn’t know that you were so close to central London! Being lower ground, we also find that it stays relatively cool in the summer and cosy in the winter. For us, it really has been the perfect home - and the envy of many friends!


What will you miss most?

We will definitely miss being so close to Primrose Hill Park. It is such a luxury to be in such a beautiful, open, leafy space within 60 seconds of leaving your home! I can’t imagine we’ll find that elsewhere.


What do you love about the local community?

We both love how dog friendly the area is. We know so many local people from walking the dogs in the park; and we will stay in touch once we move on. It is also one of those areas where people say “good morning” in the street - which I think is a lost art in London!



Why have you decided to move on?

We are expecting a baby and would like an additional room.


Have you a favourite local shop and what makes it special?

Greenberry Cafe is an institution in the area. The staff are wonderful and make you feel at home every time.

Primrose Corner is a brilliant local shop - they are open from 6am daily and generated a great sense of community throughout the lockdown. They have a fantastic selection of organic food (and chocolate!).

There is also a fabulous little ice cream shop called Reenie’s, which has recently opened on Erskine Road.
