LOCATION
The property is set just over midway between the small and popular town of Lostwithiel set at the lowest bridging point of the River Fowey and the creekside village of Lerryn, sought after for its beautiful setting and with good village amenities including a public house and restaurant. Lostwithiel station is on the London Paddington to Penzance main line and access to both the main A30 and A38 trunk roads is approximately a 20 minute drive.

EXTERIOR
The property is approached over a drive shared by two neighbours and then leads through double gates onto the gravelled parking area of Harvest Barn. Here there is a detached garage with double doors to the front and power and lights laid on.

Steps lead down to the lovely mature and level gardens. To the front of the house is a garden room accessed via double doors and with windows to either side and to the far end of the barn there is an attached stone built garden store.

ACCOMMODATION

Further double doors lead from here to the sun room. This is a lovely room which overlooks the garden and French doors open out to a balcony.

Stairs lead down to the ground floor and there is a feature arch window on the half landing that looks out into the garden room. The master bedroom has two windows to the front and an en-suite shower room.

There are two further double bedrooms, each with fitted sinks and bedroom two has a door out to the garden. Completing the accommodation is the family bathroom which has a white suite comprising a panelled bath with shower head taps, w.c., wash hand basin and heated towel rail.
