Harvest Barn, St.Winnow, Lostwithiel
This beautifully presented three bedroom barn conversion is situated in a sought after rural area between Lostwithiel and the creekside village of Lerryn. Harvest Barn offers reverse layout accommodation and has beautifully stocked mature gardens, a detached garage and plenty of parking.
The property is set just over midway between the small and popular town of Lostwithiel set at the lowest bridging point of the River Fowey and the creekside village of Lerryn, sought after for its beautiful setting and with good village amenities including a public house and restaurant. Lostwithiel station is on the London Paddington to Penzance main line and access to both the main A30 and A38 trunk roads is approximately a 20 minute drive.
The property is approached over a drive shared by two neighbours and then leads through double gates onto the gravelled parking area of Harvest Barn. Here there is a detached garage with double doors to the front and power and lights laid on.
Steps lead down to the lovely mature and level gardens. To the front of the house is a garden room accessed via double doors and with windows to either side and to the far end of the barn there is an attached stone built garden store.
Gravel footpaths lead around the edge of the level front lawn to a large raised bed well stocked with many mature shrubs and incorporating a pond. The garden continues beyond here to a further lawned garden area with pergola over a seating area to one side and mature hedges and trees to the boundary.
The property is entered on the first floor via a good sized entrance porch which has a tiled floor and a cloakroom off with w.c. and Belfast sink unit. The inner door opens to the entrance hall with stairs down to the ground floor and a double built-in airing cupboard to one side housing the hot water storage cylinder and floor mounted oil fired central heating boiler.
To the right hand side a door leads into the kitchen/dining room which has dual aspect windows and a good range of farmhouse style floor and wall cabinets with roll edge worktops which incorporate a stainless steel sink unit. There is an electric oven with extractor hood over and an integrated dishwasher. Double doors lead from the hall to the good sized lounge/dining room which has windows to three elevations and a wood burner set in one corner on a slate hearth.
Further double doors lead from here to the sun room. This is a lovely room which overlooks the garden and French doors open out to a balcony.
Stairs lead down to the ground floor and there is a feature arch window on the half landing that looks out into the garden room. The master bedroom has two windows to the front and an en-suite shower room.
There are two further double bedrooms, each with fitted sinks and bedroom two has a door out to the garden. Completing the accommodation is the family bathroom which has a white suite comprising a panelled bath with shower head taps, w.c., wash hand basin and heated towel rail.
