Introduction - The Mop Tops is approached over a private driveway with ample parking and turning space and up to a double garaging with electric up and over doors. It is a superb barn-style property, finished to the highest standard and enjoys views over its own 1.12 acres of parkland style gardens and neighbouring countryside. The house was constructed in 2000 and has been in the possession of the current owners since that time and is immaculately presented. An excellent feeling of light and space runs throughout the property, with high ceilings, French doors, glazed side screens and wonderful glazed windows to the galleried landing. High quality fittings and finishes have been used throughout to include, bespoke hand-made kitchen by Brookman of Sheffield, newly fitted bathrooms, exposed A frames, beamed walls/ceilings, rough cast plasterwork, Velux windows, inset spot lights, timber doors, painted brickwork and arched windows which give the feeling of an old barn which has been converted, stone walls, large inglenook fireplace, log burner , tile floors, exposed boards and under-floor heating to ground floor stone floors. It offers well-proportioned accommodation, arranged over two floors, presented to an exceptionally high standard. Of particular note is the impressive reception hall with a grand staircase up to the first floor gallery landing with seating area and the exceptionally spacious ground floor living accommodation, ideal for entertaining and family get-togethers.
In brief the accommodation consists of a reception hall, drawing room, dining room, sitting room, study, kitchen breakfast room, pantry , utility room, two cloakrooms, principal bedroom suite, second bedroom suite, three further bedrooms and family bathroom.

Vendors Comments - Situated on a quite no-through road in the delightful and sought after village of Leire is The Mop Tops, a large and beautifully presented family home that was built in 2000. We were the first people to own the house and Id say that it was its quirkiness that initially attracted us, says Juliet. Its been built to look like a converted period farmhouse and the attention to detail is quite something else. There are really unusual features such as blocked-in doors and windows and lots of exposed timber that gives it real character. In fact its been designed so well that some people are shocked to discover how new it is.

Something else that really drew us to the house was the sheer amount of space; when we first viewed the property we took one look at the lounge and both said, this is a real party house. The living room is huge, the kitchen stretches from the front all the way to the back of the house, and the garden room has lovely big patio doors so it can be extended right out into the garden. Its also incredibly light and bright and has a homely feel throughout. Weve loved living here.

The garden is south facing and because it backs onto open farmland the views are quite stunning, continues Juliet. We have open lawns, two patio areas one by the house and the other at the top of the garden, so we can follow the sun throughout the day and an attractive avenue of fruit trees. Its a very peaceful garden and because theres a good amount of space between us and the neighbours its also very private.

Favourite Room: The lounge is my favourite part of the house purely because its so large and has a lot of character, says Juliet. The ceiling goes right up to the rafters, which enhances the feeling of space, but the huge wood-burning stove keeps it wonderfully cosy and warm in winter.

Favourite aspect of the grounds or surrounding area: The house sits in this lovely quiet village and backs onto nothing but open farmland, so its incredibly peaceful and very picturesque, says Juliet, and yet we benefit from really good travel links. The M1 and M6 are within easy reach and were almost equidistant between Rugby and Leicester. We enjoy this beautiful rural location and yet were not in the slightest bit isolated.

Memorable event (if not another favourite room or unique feature): At the top of the stairs we have a large galleried landing where we have three comfortable chairs, says Juliet. Its a lovely spot and we often sit up there in the evening to read, chat or just to take in the amazing view.

What theyll miss most / why they are leaving: We have decided to downsize a little, so Ill definitely miss the space when we leave, says Juliet. Ill also miss the lifestyle that the house and location has afforded us, and the little things such as sitting out on the patio with a G&T; its a delightful place to live.
