"Before my husband and I bought the property thirteen years ago, we weren't actually looking to move," says the owner. "However, when we happened upon the particulars for The Old Barn, it just seemed to offer everything we wanted. It was a place where we would be able to keep our horses at home, rather than keeping them in livery, and the house itself presented us with the opportunity to put our stamp on it and really make it our own."

''The property just needed a bit of TLC, but over time we've done rather a lot. We have refurbished the bathrooms, updated the kitchen, refreshed the décor and we demolished a rather dated conservatory and replaced it with a large brick-built extension with 3 pairs of double doors that open straight out onto the rear garden. The accommodation now feels much more spacious, light and bright, and the house as a whole has a really homely feel, which is enhanced by the lovely features that we've retained. There are lots of exposed beams and timbers and a big fireplace with a Yorkshire Stone hearth and multi fuelled stove in the lounge, which all combine to give the property real character and charm."

"As well as updating the interior of the property, we've also done a lot to the outside space," continues the owner. "The house sits in around two acres of paddock land (STS) and we have a lovely private garden with areas to sit out, relax and enjoy the peace and quiet. We have also added new stables, a floodlit ménage and post and rail fenced paddocks, so the equestrian facilities are top notch. It's a lovely spot, very peaceful with pleasant views, but we also enjoy the peace of mind of knowing that we can hop in the car and access everything we might want or need in a matter of minutes."

Favourite Room: "The main living room, which flows seamlessly into the dining room, is probably our favourite part of the house. It has a very open feel so it's great for entertaining, and when it's cold outside we can light a fire and create a very cosy atmosphere, when the sun is shining, we can open the French doors and really bring the outdoors in."

Favourite aspect of the grounds: "The house is just a few minutes from Newark and half an hour from Lincoln, so all of our day-to-day needs are catered for, however our immediate surroundings give you the feeling of being miles from anywhere. We can hack out straight from the property onto the bridle path, we are able to hack to Danethorpe Equestrian Centre, and to hire their x country course, so it's a rider's paradise; there are some superb country walks, and nearby Stapleford Wood is a gorgeous place for both riding and walking the dogs. It's a place where we've been able to enjoy countryside living, without ever feeling isolated."

"The master bedroom suite is another outstanding part of the house, its dual aspect and a really lovely space," says the owner. "We have a dressing room, a gorgeous bathroom and the main bedroom has a vaulted ceiling with original beams and joists and a little mezzanine area, so the overall feeling of space is superb. It's a real retreat."

What they'll miss most: "The house is just gorgeous, but it's the setting that I think I'll miss the most," says the owner. "Being able to enjoy utter peace and privacy and the pleasant views, but at the same time knowing that everything we need on a day-to-day basis is within striking distance is what makes this place so perfect."

The property has good access to the A1, A46 and great commuter links to London from Newark North Gate station. We will miss this house, it has been a very happy home for us, it's just time for us to downsize now that our children have married and moved away.

The property is conveniently located for accessing the A1, A46 and A17. The pretty market town of Newark on Trent is a short distance away and offers an abundance of amenities and schooling. The town is steeped in history with a dramatic castle which sits beautifully on the River Trent. Newark's high speed rail network serves commuters well with a journey time of approximately 82 minutes to London Kings Cross.
