Seller Insight - This imposing country house, which boasts around two acres of stunning gardens and grounds, occupies an idyllic location in the glorious Warwickshire countryside. My parents had the house built in 1973 and I have such fond memories of my time growing up here, says Louise. It had always been their dream to build their own home from scratch and so when they happened upon a rather rickety old farmhouse on this amazing piece of land in this spectacular rural setting, everything just fell into place.
My parents had always had a love of period homes, so they didnt want to replace that old farmhouse with a characterless modern box, instead they wanted something with real character and charm and so they had this property beautifully designed to look as if it had been here for a hundred or so years. It has lovely stone mullion windows and leaded lights, and inside they used reclaimed beams, a lot of the flooring is solid wood and they added features such as the most amazing inglenook in the main living room and some gorgeous panelling in the main bathroom. The attention to detail has been minute and its all been done to an incredibly high standard so when people come for the very first time they are usually very shocked to discover that the house was built in the 1970s.
The layout is also very traditional separate kitchen, separate dining room, separate living room but all of the rooms are oversized so theres a tremendous feeling of space, continues Louise. Its also a very bright and airy house, and because it sits so beautifully within the grounds, every room benefits from having a tremendous view of the garden, which is without doubt a standout feature of the property. Theres a paddock to the front, so the house is set well back from the road and accessed via a very impressive sweeping driveway, and then the rest of the space is mainly laid to lawn with a couple of pretty ponds and some wonderfully mature trees dotted here and there. Its a stunning space and incredibly peaceful and private, and as a child I remember it being a very magical place to explore.
The kitchen has always been the real heart of this home, says Louise. Its a large, traditional farmhouse-style kitchen, big enough for a dining table and chairs so it was always a very sociable space and one that wed all congregate in as a family.
Id say that the location offers the best of both worlds, says Louise. The house and grounds are completely surrounded by rolling farmland, so its incredibly peaceful, private and exceptionally picturesque, but its not at all isolated. There are lots of well-served villages in the local area and the road links are very good so its easy to get to places such as Coventry, Solihull and Birmingham.
Up in the attic is a huge space that we always used as a playroom, says Louise, but Id say that it could have the potential to be transformed into a gorgeous master suite.
This is very much a family home and for me its always had such a warm and welcoming atmosphere, so its a place Ive loved coming back to, says Louise. Ill be sad to let it go, but its time for a new family to fill it and enjoy all it has to offer.

Location - Situated to the South West of Coventry City Centre, Astley is a village and parish within the North Warwickshire district of Warwickshire, England. Church Farm is close to the Warwick University, it also provides excellent access to the A45 and the A46. The A45 connects to Birmingham, passing Birmingham International Airport and the A46 connects to the Warwick/Leamington area.
