Whaddon Road, Meldreth, Royston, Hertfordshire, SG8
Situated on the periphery of one of the most sought after South Cambridgeshire villages, Southfield Farm is a fantastic family home which offers a lot more than meets the eye.
The village of Meldreth is a beautiful location which offers all the benefits of village life, a striking 12th century church, highly regarded primary school, delightful pub with excellent restaurant, village shop with post office and a train station with direct services to London King's Cross, Cambridge and the nearby market town of Royston. There are some fantastic countryside walks and just a short stroll away is Shepreth wild animal park with its locally renowned "bat cave".
Approaching through the gates there is a large driveway with parking for many vehicles which leads primarily to a huge, brick-built barn which has previously been used as a fashion warehouse and is currently divided into living accommodation. There is potential to connect this building to the main house, or it could easily be converted to become an annexe for multi-generational living.
The main house sits back slightly and is a warm and inviting property measuring approximately 2200 square feet and also has vast potential for further extension if required.
Looking out onto the formal gardens and orchard which measures approx. 4.3 acres there are a host of outbuildings, a workshop and summer house.
Early inspection is strongly advised for this superbly versatile home.
"The first thing which attracted us to Southfield Farm was its peaceful location," say the current owners, "with no neighbours on any side. We fell in love with the house and its beautiful grounds right away, in particular the orchard resplendent with apple, pear and plum trees and greengages. The summer days are glorious here, with birds singing in the trees and deer, badgers and other wildlife wandering into the garden."
Since moving in, the owners have made various improvements to the property. "Most notably, we extended the living accommodation into the roof space," they say, "so we now have views across open fields and countryside on all four sides. This, in addition to the existing rooms which make up this four bedroom, three bathroom house, creates the feeling of a generous home which makes the most of its rural surroundings."
This is the perfect home for everyday life and entertaining alike. "The whole family always comes to us at Christmas time and for garden parties in summer, as we have plenty of space both indoors and out," say the owners. "Conversely, we love the sense of peace and tranquillity the property affords when we are here on our own."
"The new roof conversion, which is wonderfully light and airy, and enjoys fantastic views of the surrounding countryside in every direction is probably our favourite space to relax."
"Outside, the generous grounds stretch to around 5 acres, including the lovely garden and enchanting orchard which we share with various wildlife."
"We have had so many special events here, from family Christmases to summer barbecues and marquees and bouncy castles in the garden for grandchildren's birthday parties. We shall take so many fond memories with us of the wonderful times we have shared with family and friends here."
"There is much we shall miss about Southfield Farm, namely the generous space both inside and out, and peace and quiet the location affords."
Southfield Farm is located on the outskirts of the popular village of Meldreth, a well-served and popular village with its own railway station as well as amenities including a local shop, pub, restaurant, and an active village hall with various classes. "The village being rural, there are various farm shops nearby serving deliciously fresh local produce," say the owners. "Meanwhile, the larger village of Melbourn is within walking distance of Meldreth for further shops and facilities, as well as a local secondary school." Commuting links to Cambridge and London are excellent by both rail and road, the village also being on the right side of the city for Cambridge's many well-regarded private schools.
