"The village is a very peaceful place with a church, a pub and a very good butcher's shop, and it's surrounded by some of the most beautiful countryside so it's an absolute walker's paradise; Ruskington, which is the largest village in Lincolnshire is a mile down the road and boasts a superb array of shops and amenities, and we're also in close proximity to Sleaford so all of our day-to-day needs are catered for. In my opinion it's a location that would be very hard to better."

This lovely house consists of a beautiful old stone barn and a number of cart sheds that have been combined to create one large and very comfortable home. The layout flows beautifully, there's a tremendous feeling of space throughout and the old cart openings in the main reception rooms and master bedroom have been fitted with French doors, creating a superb feeling of connection between inside and out. "We wanted to maintain the character of these lovely old buildings and so although the house is wonderfully conducive to modern living and very warm and comfortable throughout, we have lots of exposed beams, nice fireplaces and exposed brickwork that give a gentle nod to the history of the buildings. I think we've struck a really nice balance between old styles and new."

"The house sits on around twenty-four acres of land, which we've tried to organise in such a way that it's as easy to maintain as possible," continues the owners. "We have a beautiful south-facing walled garden to the front, which is a lovey place to sit out and relax because it's completely private, and then the rest of the land is divided into fields and paddocks. We've also had a large block of stables built, which are set slightly away from the house, but still close enough that we've been able to keep an eye on the horses."

Favourite Room: "The large kitchen which flows seamlessly into the adjacent snug is probably our favourite part of the house and where we tend to spend most of our time. We can cook in there, eat, relax and entertain friends, and when the log burner is roaring away in the snug, both rooms have a really warm and cosy atmosphere."

Favourite aspect of the grounds or surrounding area: "I think what we've loved most about the location is the fact that the house is nicely tucked away and so we can enjoy utter peace and privacy, however everything we might want or need is within easy reach."

Memorable event: "One of the things I've loved about owning all of this land is the fact that I can look out across the paddocks and fields and I know that it all belongs to us and therefore that amazing view can never be spoilt."

What they'll miss most:. "The house, the garden and this beautiful setting all combine to make it such a lovely place to live and we've been extremely happy here for the past eleven years."

The property is conveniently located for accessing the A17, A15 and A52. The pretty market town of Sleaford, which enjoys a variety of shops and eateries is located approximately 5 miles away. There is a variety of schooling in the district including two excellent grammar schools for both girls and boys. Commuters are well served by an excellent train service to London Kings Cross from nearby Grantham (Approx. 65 minutes). The Arena UK show centre and Burghley House Horse Trials are also located within easy access by road.
