The flexible layout of the house, as we have four children, and the location so close to the shops, schools, Victoria Park and the walk into town were the initial attractions of this house for us, says the vendor. Living here, we have really enjoyed having so many period features as well as being able to use the space in a contemporary way. The entrance hall has original cornicing. The study on the right-hand side has a lovely bay window with original sashes and plantation shutters, a Portland stone fireplace, original stripped wooden floors, and built in shelving and is the home for our grand piano. At Christmas family and friends gather round the grand piano singing carols. The living room has two graphite double glazed windows overlooking the garden, a Portland stone fireplace, stripped wooden floors and beautiful original cornicing. There is a stunning arch in the hallway with decorative cornicing as well.
On the first floor we refurbished the bathroom recently. There is a stand-alone bath, a separate large shower, copper recessed lights, plantation shutters and patterned tiled floor. There are two double bedrooms on this floor. The main bedroom looks over the garden with graphite double glazed windows. There is a fireplace with original tiles, and alcoves on either side of it, a walk-in wardrobe with lights and shelving and a cloakroom. The second bedroom has wooden floors, a bay window with original sash window and plantation shutters, a lovely cast iron fireplace with original tiles and useful shelving. On the landing there is an airing cupboard with slatted shelving and a Worcester boiler.
On the second floor there is a light landing with Velux window, and two more double bedrooms, the front bedroom has a remote control blackout blind. Both bedrooms are carpeted and benefit from storage under the eaves. We have really appreciated having such generous bedrooms with ample storage.

The studio flat can be shut off from the main house and has its own access and own courtyard. It is a bed/sitting room with a bay window and plantation shutters, and space for a microwave and fridge, and en suite shower room and a small hall.
Our favourite rooms are on this level the open plan kitchen/ dining /living room. The kitchen has white gloss units with oak worktops and lots of storage and there is room for a large gas range. The kitchen opens into the dining room, a brilliant entertaining space we have had 16 for dinner here. The dining room leads to the garden room which has bi-fold doors, with built in slatted blinds, opening onto a decked area overlooking the peaceful south facing garden. This is the area in which we live most of the time, snuggling up to the woodburning stove in winter, and spilling out onto the deck when the weather is warmer. In May the wisteria is out providing a perfect frame for the bi-fold doors, and in June and July the grape vine comes out.
Steps lead down from the decking into the garden to a lawned area with flower beds and hedging. There are power points in the garden for outside lighting, and it is a very sunny spot. There is separate side access to the garden too. The courtyard area at the front of the house has a store for bikes the cycle path into Bath and Bristol is very close.
We have been very happy living here. The area has so much to offer us. Chelsea Road with the new Rooted caf, deli, gift shops, Spar, bakery, greengrocers, and hardware store is so handy. Victoria Park and its playground was brilliant when the children were younger, and now they play at Bath tennis club, which is 0.5 miles away. The Locksbrook pub, our favourite, is 0.4 miles away and is right on the river. There is a lovely walk down Station Road along the river into central Bath.
Newbridge Primary School and Weston All Saints have an Outstanding Ofsted rating, and Oldfield Secondary School has a Good rating. The private schools of Bath are also easily accessible. Royal United Hospital is very nearby. We can get to the M4 via Lansdown Lane from here and it is easy to join A4 to get to Bristol. Parking is unrestricted in Ashley Avenue and surrounding roads, a three-minute walk from the house, and no permit is required. It has been ideal living here, and we have really enjoyed the space and flexibility the house offers, as well as the brilliant location, within walking distance of schools and all Bath has to offer, but with easy access further afield.
