The vendor says: We have loved living in a period property in the historic, leafy area of Newbridge, just over 1.5 miles from Queen Square, the heart of Georgian Bath. The house was a renovation project, and we were fortunate that the property retained many period features, which we have been able to conserve. We have sought to keep as much of the original historic fabric as possible including the numerous original sash windows - which have been professionally draughtproofed and original doors and floorboards, which have been stripped back. We also took the opportunity to reinstate historic features where these had been removed, and so installed timber double glazed sash windows to the front, and have also reinstated period fireplaces to the dining room and first floor bedrooms.
The renovation also entailed the installation of central heating and a new family bathroom. We opted for Acova radiators throughout and a slipper bath in the family bathroom. We recently had our loft converted, and this has been completed to the same high standard as the remainder of the house, creating lots of additional in-built storage on the landing and in the loft room itself. With numerous sky light windows and wooden floorboards, it is a light and airy room with expansive views.
The kitchen has a range cooker, Belfast sink, tiled floor, oak work tops and space for a breakfast table. We were keen to keep the historic layout of the house and so have a separate utility room and downstairs WC adjoining. The lean-to utility is a really useful storage area/boot room with oak worktops over the appliances, slate flooring and timber French doors out to the garden.
My favourite room is the sitting room. The bay window means that it is lovely and light, and a perfect spot for a quiet coffee, with the morning sun flooding into the room. As we have kept the original plan of the house, with separate living and dining areas, in the evening it becomes a cosy place to retreat.
The rear garden is West facing, getting the afternoon and evening sun. We have added a large patio, which is a great entertaining area. We are very fortunate that we have a pleasantly open outlook towards the mature horse-chestnut trees on Apsley Road.
We are very close to Chelsea Road which has an greengrocer selling organic produce, delicatessen, bakery, hardware store, Rooted Caf and Supper Room and the Mai Thai restaurant. Together with the Locksbrook Inn and Boathouse Inn, both overlooking the water, there is an excellent range of dining out options within less than a 15 minute walk.
The nearest primary school is Newbridge, rated Good by Ofsted and St Marys Catholic Primary school in Weston, also rated Good. The nearest senior school is Oldfield which has an Outstanding rating. The doctors surgery is also within walking distance.
Bath city centre with all of its independent shops, bars and restaurants is within easy reach. There is a bus stop on Newbridge Road, so it is easy to get in to Bristol and central Bath. Other sustainable transport options include the Bristol/Bath cycle track very close by. Oldfield Park train station is also within walking distance.
All in all, this is a lovely home in a great location and we have felt very lucky to live here.
