The beautiful proportions of this Georgian house with high ceilings, original working shutters, cornicing, sash windows, original doors and stone cantilever staircase really appealed to us when we first saw this house. We were looking for a Georgian house that was close to Bath, with its cultural attractions and good restaurants, but not right in the city centre as most Georgian townhouses are on four or more floors, have no parking and small gardens. This house gave us period features but was on two floors with ample parking and a nice garden, as well as instant access to the countryside and the heart of the city.
All the main reception rooms, the drawing room, dining room, kitchen and study are virtually the same size and have beautiful proportions. The drawing room has French doors which open out onto the veranda at the front. It is south facing, so bathed in light and warmth. The study also has French doors opening out onto the veranda and garden beyond. The dining room has a herringbone parquet floor, lovely fireplace, and French doors to the side. The kitchen has an Aga and a separate hob and an island with granite top and granite worktop around the units. We have a large utility room. At the back of the house there is a large family room, a later extension, which has external access. We originally planned to make it a separate studio flat and have had plumbing installed so that a wc, basin and shower could be installed in the side room and a small kitchenette in the main room. This would make an ideal granny annex, separate teenage accommodation, home office or Air Bnb as we have so much parking.
Upstairs there are four double bedrooms, three of which have en suite bath or shower room and one has access to the family bathroom. There are views to the front of the house across the valley towards Bathampton.
We have breakfast, lunch and supper all spring and summer in the conservatory. This was built over the double garage and is accessed from the covered veranda. The cellars are accessed from the hall; we use them for storage as they have a good even temperature, but subject to relevant consents they could be converted to make further accommodation.
The garden is south facing with a lawn at the front and the driveway. There are flower beds to one side, and at the back of the house we have raised terraced beds with established plants and a bath stone wall. There are many seating areas in the garden, on the front veranda, which is pennant stone with a glass canopy, covered in wisteria, or by the conservatory under the shadow of the magnolia tree, or if it is really hot at the back which is more shady. It is a very private garden, surrounded by shrubs and trees. There is a single garage and a double garage and parking for up to six cars on the drive.
The location here has been perfect. Batheaston is very close, with village shop, a coffee shop, church, public house and access to the Kennet and Avon canal network. There is a regular bus service into Bath, which is only 2 miles away. We can access Junction 18 on M4 without having to go through Bath. For us, this house has been the perfect compromise a classic Georgian house, yet over 2 floors, located on the edge of the city with beautiful country walks instantly accessible, south facing gardens and plenty of parking. We will be sad to go, but now are looking to downsize.
