As the garden is south facing this is a lovely suntrap, the sun is in the garden most of the day and in the evening.�

�Sliding oak doors lead from the kitchen/breakfast room into the sitting room. This has the original 1940s parquet floor and a fireplace with gas effect fire. There is a bay window with views across National Trust fields to Bathwick Hill. Off the kitchen is a useful utility room and a separate cloakroom, with a back door leading out to the side passage and garden.�

�Upstairs on the landing there is a large window with partial views across Bath city centre; watching the evening sunset is particularly stunning. There are two generous double bedrooms, the master is at the front with a bay window. The bed faces the window and it is lovely to have coffee in bed at the weekend and look out over the vista of National Trust fields, Richen�s Orchard and Georgian houses on Bathwick Hill. The third bedroom has room for a queen size double bed. We refurbished the bathroom recently; it now has a contemporary free standing bath and a separate shower. We also have a partially boarded attic.�

�Outside, beyond the decking area the garden is largely laid to lawn, with shrubs, bamboo and flower beds. To the side of the house there is access to the back door and a lean-to style shed for garden tools. At the front of the house, we recently had a new tarmac drive installed, bordered with a railway sleeper raised bed � the drive has room for three cars. The property also benefits from a single garage which also has loft storage above.�

�We love living in the village of Widcombe. The White Hart has superb food, and there are two other decent pubs, the Ring O� Bells and the Ram. There is a Co-op, Florist�s, GP and Pharmacy, Widcombe Deli, coffee shops, Aga shop, Curtain Exchange, Dentist and Launderette. The Prior Park Garden Centre has a superb farm shop and caf� and an amazing selection of plants. The Widcombe Social Centre organises lots of community events: comedy and musical nights. The schools here are excellent, Widcombe Primary School has an �Outstanding� Ofsted rating, and Prior Park and the Paragon are nearby.�

�The countryside is very accessible � the River and Canal are on our doorstep, which is perfect as we both enjoy stand-up paddle boarding and we frequently run along the Canal towards Bradford on Avon. There is also a rear entrance to Prior Park National Trust gardens just on Church Street, and the Skyline walk with its incredible views over Georgian Bath is brilliant. We can walk across fields up to Rainbow Woods where there are many beautiful walks. The location has been amazing here: it is so quiet, with the countryside right on our doorstep, yet Bath station is only 0.5 miles away with trains to London in 1 hour and 10 minutes and the city centre only 0.7 miles away.�
