How long have you owned the property? 6 years
What are the neighbours like? Lovely. All very friendly with a nice community feel.
What attracted you to this specific house and location? I wanted a purpose built block as they offer such good security, insulation, and sound-proofing. They’re also very well built and laid out, rather than the compromise which can often come with living in a conversion. The location is also excellent, with Regents Park, Primrose Hill, and Paddington Recreation Ground a short walk. You can also see the Regents canal from our front door. There are numerous restaurants, shops and pubs in Little Venice and St Johns Wood, all of which are no more than a 5-10 minute walk. Plus great links to the city and west end – St Johns Wood (Jubilee Line), Paddington, and Edgware Road stations are all a 10 minute walk.
What would you like to tell parents about the benefits of raising children here? Many of our friends from the block have children, and we often meet on Saturday and Sunday mornings in the coffee shop (D1 Coffee) opposite our building. We’ve made many good friends simply by drinking coffee. Our neighbours children are at school in Hampstead, and other friends send their children to the Nursery on St Johns Wood Road. The parks I mentioned earlier are also very close, plus there are a few ‘hidden’ playgrounds in St Johns Wood. Additionally, there is a large communal (private) garden in the centre of the building.
What made you choose this property over the other that were available? The combination of size, value, and location. We’re in zone 1 which means you can stroll into the west-end in under 30 mins, and Notting Hill in about the same time.
How convenient is it for commuting from here? Very, and especially for access to Heathrow. The following stations are all around a 10 minute walk: Edgware Rd ( Circle, District, Bakerloo), Warwick Avenue (Bakerloo), St Johns Wood (Jubilee), plus the Heathrow Express at Paddington.
What can you tell us about the history of the property and how it has been adapted by previous owners? The building was built in 1829 and is certainly one of the better managed blocks in the area, with a beautiful communal garden which is perfect for Summer picnics.
Who do you think would be the ideal next owner? At the risk of sounding ‘all things to all people’, it really is. My neighbours are city professionals in their 30s and early 40’s, young families, and also older people. Given the quality of the space offered there aren’t many people that this won’t suit.
What changes have you made to the house since you've owned it? When we moved to the property the previous owner had been here for many years, so we undertook a full renovation. That included completely new heating, boiler, and radiator system. A complete re-wire throughout. Plus a complete redecoration and installation of new flooring and carpets. The Bathroom and Kitchen is also brand new and all the walls were all re-plastered and painted.
What's your favourite room and why? The hallway. I love coming into a grand entrance when I walk in, it gives an incredible feeling of space. Given its size we also use the hallway as our dining room when entertaining guests.
What changes are you most proud of and why? The loo. It’s probably more fitting in a grand country house, and cost more than I care to mention, but it’s a great piece of furniture
Memorable/remarkable event? The summer Garden parties are a lot of fun, and a great chance for all the neighbours to get to know each other. Last year we also had a ‘Wimbledon’ themed event.
What do you love about the house the most now? The size and location. It’s a big flat with very little in terms of compromise. Nowhere feels ‘pokey’ or small.
What will you miss most? The location. We can walk absolutely everywhere, and rarely need to get the tube or taxi. We’re moving abroad, and am very much looking forward to that, but I know I will miss drinks outside the Prince Albert, summer walks to Notting Hill or the west end, and my daily run into Regents Park and Primrose Hill.
What do you love about the local community? The fact it isn’t transient. The friends we’ve made have all been here for years, and its very much their home. I feel like Little Venice is one of those ‘hidden’ gems in central London. Its not ‘flash’ but the property here is stunning, especially the grand homes on Blomfield Avenue and Hamilton Terrace. Madonna and Richard Branson used to live on the canal, and I see Paul Weller and Ronnie Wood in the local Pizzeria from time to time.
