Vendor's Insight - When moving to The Rock House more than 23 years ago, the current owners of this stunning Grade II listed property were enamoured with its splendid semi-rural location. We were looking to buy a country house in which to bring up our family, they say, whilst remaining within easy reach of amenities and transport networks. Being in the middle of a vibrant village and well connected to motorways and the local train station, the location of this house has met all of our needs and more.

The house itself has much to recommend it too, boasting plenty of character and historic charm. Though we have made various internal enhancements, including refurbishment of the sash windows and redecoration throughout, the exterior of the Grade II listed house remains much as it was when it was built in circa 1800, say the owners. The largest change we have made has been the conversion of the coach house from a stable into a beautiful dwelling.
Much more than a family home, the property is also ideal for entertaining, with a huge ballroom complete with bar and cinema making it the perfect party venue. The grounds are great for summer entertaining, too, say the owners, and we have hosted christening and birthday parties here, having more than enough space for large gatherings. We even have space to mark out a grass tennis court, from which our children took much enjoyment when they were younger, and have a hot tub in the main garden. The courtyard garden by the kitchen is ideal for more intimate events, with the soothing sound of the fountain providing a relaxed festive atmosphere whether for drinks with family and friends or simply enjoying the long summer evenings by ourselves.

This property really feels like our own private paradise, the owners continue. We love being able to drive up the driveway and close the gates behind us, snuggling up in the cosy drawing room or enjoying the sunny south facing main garden, which is complemented by our very own little wooded area.

Our favourite room by far is the dual aspect drawing room, which despite its generous size has an extremely cosy atmosphere. Ones eyes are immediately drawn to the large windows and garden views beyond.

The ballroom is a fantastic space for parties, with a bar, projector and big screen providing plenty of scope for entertaining large numbers of family and friends: we have even had a bouncy castle in here for childrens birthday celebrations!

Having brought our children up here, we shall greatly miss our beautiful home at The Rock House. We feel really privileged to have owned this house and to have become part of its history, just as the house itself has been an important part of our own family history, too.

We love being in the centre of such a lively village, within walking distance of the pubs, shops and train station, whilst being surrounded by beautiful countryside.

Outside - The home has a fantastic plot in the centre of this lovely market town. There is significant parking to the front of the home as well as off road parking immediately beyond the electric gates. This leads to the Coach House courtyard entrance and further outbuildings offering ample storage. The gardens offer privacy and catch the sun all day, and there are lawned gardens, various fruit trees and flower borders.

Location - The home is situated within a minute's walking distance to the centre of the popular market town of Penkridge. Located south of the county town of Stafford. Penkridge has its own train station with easy access to Birmingham, Manchester and London being only an hour and a half away. There are numerous schools and amenities within the market town and trunk routes include easy access to the M6 and A449.
