SELLERS INSIGHT Hillcroft is our family home which we moved into in 1969. Originally just the main house with a garage to the side, a coal store and an outside loo! In the 1970's our dad decided to build the flat on the land at the side, initially as a 'granny flat' and then as both holiday accommodation and more recently as a long term rental. The flat has provided a good income for many years.
My sister and I went to the local school and played a full part in village life. Although the village has changed a lot it still has a very strong community and is a great place to bring up a family.
Totnes is very close by and has a great market on a Friday as well as lots of unique shops.
I can honestly say we did get full use out of living in such a beautiful part of the country with family days spent at the Beach or picnics on Dartmoor.
INTRODUCTION Hillcroft occupies a large plot in the very heart of Harbertonford and offers a range of living opportunities to suit ones requirements. Currently the property is divided into two properties, both with their own private entrances. There is a three bedroom semi detached house with two reception rooms, private garden and a separate two bedroom apartment which is currently rented out. Underneath the apartment are two single garages which have been evenly allocated between the two homes. The main house offers an attractive enclosed level garden which is predominantly laid to lawn let offering creative possibilities to a gardening enthusiast.
In addition to the two garages, there is private driveway parking for two to three cars and a small front area of garden with pleasant vistas. Hillcroft is conveniently located near to the village's Primary School and there is also a Post office store and garage store a short walk away.
The village offers some wonderful walks and cycle rides from Bow Road to Ashprington, Tuckenhay and Cornworthy nearby. Within 30 minutes drive are the chic coastal towns of Salcombe and Dartmouth providing extensive boating opportunities and there are also beautiful sandy beaches at Bantham, Hope Cove, Salcombe and Thurlestone Sands.
STEP INSIDE Hillcroft is a sizeable property enjoying an elevated position with steps leading up to both entrances. Naturally, there are some pleasant views from both properties particularly the first floor of the house. The house is semi detached and offers light and spacious rooms over two levels. From the entrance hallway, there is a downstairs wc, kitchen and 'open plan' dual aspect living area with outlook to the main garden to the back. Stairs lead up to a first floor landing where there are three bedrooms which include two doubles and a single. There is also a family bathroom on this floor.
There is a private entrance into the apartment with accommodation set out over a single storey. There is a large living area affording wonderful views and a light and welcoming feel. There are two bedrooms, a modern bathroom suite and kitchen. Below the apartment are two single garages and plenty of parking for up to three cars.
It should be noted that whilst Hillcroft is currently two properties, it could be converted to one larger house.
STEP OUTSIDE As previously mentioned, Hillcroft occupies a large plot. Whilst finding off road parking in the village can be difficult, this home offers plentiful parking. There are two single garages situated under the apartment and private driveway parking for up to three cars. There is a small section of garden to the front. However the main section of garden is to the rear of the house, is level, laid to lawn and offers a good degree of privacy. From here, there are also steps that run down to the garages.
