360 TOUR AVAILABLE FOR THIS PROPERTY
Set on the Southern edge of the Exmoor National Park, within a few minute's drive of the moorland town of Dulverton, sits a private yet not isolated country home enjoying a park/woodland style setting, in all approximately 1.35 Acres. EPC Rating - D

Nestled on a lightly wooded hillside and within minutes of the local Exmoor town of Dulverton, this detached residence built, we believe, in the early 1980s offers light and airy accommodation throughout.

Pixton Estate was originally built for the Acland family c.1760 and later altered by the Earl of Carnarvon. Now privately owned, Puzzlecombe House sits within the estate and benefits from views across the surrounding managed land.

The property and land lends itself to a multitude of uses, whether you are looking for the smallholding lifestyle, own a pony or just simply want the land and seclusion for peace and quiet. In all, this home is one that really must be visited to appreciate both the internal accommodation and peaceful setting.

The gardens are undoubtedly a particular feature of the property as is its privacy yet convenience into Dulverton itself. The Gardens at the Front are predominantly laid to lawn and sloped interspersed with shrubs and trees, very much like a woodland setting. Immediately to the front of the property however is an extensive area of Paved Patios and Terraces from which there is access into the conservatory, the garden room and the main living room.

These areas are ideal for personal and private entertaining, barbeques, alfresco eating etc. with mature borders, shrubs and trees surrounding. To the other side of the main house is then a Gravelled Seating Area from which there is then access to the rear of the property to an Area of Decking, again ideal for entertaining. To the one side of which is a feature Ornamental Pond, access into the integral garage and also the dining room. Areas of lawn are to one side, a small Mini Turnout Paddock to the rear and then to the lower end of the gardens are herbaceous borders, Fruit Cage, Kitchen Garden. There is then an area of woodland that runs the length of the lower boundary.

In one corner of the property are the Stable Block and Outbuildings, a sloped track up to an area of hardstanding with a five bar wooden gate to a small concreted yard. A block and rendered built Stable Block comprises 3 stables, tack room at side, timber framed corrugated overhang and then to one side an open fronted implement shed from which there is direct access into the paddock area. A path continues from the front down to the main drive and the property itself.

From our office, proceed up the High Street and follow this road onto Jury Road and out of Dulverton. After passing over the river, you will need to turn right at the next junction signposted to Tiverton. Proceed along this road for c.1 mile and there will then be a turning on your right hand side which will lead you onto an unmarked private road. Turn right here and follow this track, passing over a small stone bridge. Continue to follow the track around to the right passing some cottages on your left after which keep left on the track as it goes uphill. The driveway for Puzzlecombe House will then be found on your right hand side.
